Grade ‘C’ Listed property of historical interest requiring total renovation, set in rural location just outside the village of Bixter on Shetland’s west side. Lerwick approximately 20 miles.

The property is 2-storey, 3-bay classical laird’s house with side extension, understood to have been built circa 1900 by a local doctor, an example of the early 20th century practice in Shetland for building in in-situ concrete.

A photograph of the house under construction shows a large Moorish temple in the garden which actually functioned as the water collection / septic system (Historic Environment Scotland).

The house is in a very poor, derelict condition. Renovation, if possible, will be an interesting though major project.

General Information
Park Hall is situated off the A971 westside road just outside the village of Bixter, north-west of the head of the voe of Effirth in a rural location on the west side of Shetland about 20 miles west of Lerwick, Shetland’s main town.

Bixter itself has a local shop & post office with fuel pumps, health centre, vet’s surgery and garage, further amenities being available at Aith, just 3 miles north of Bixter, the main population centre for the West Mainland area, where there is a Junior High School, a leisure centre & swimming pool, another community run shop, and marina.

The Shetland Islands themselves are the most northerly part of the United Kingdom being located approximately 100 miles north of Mainland Scotland and 200 miles west of Bergen, Norway, Shetland actually being closer to Bergen in Norway than Edinburgh. There are over 100 islands of which 15 are inhabited, the islands being home to around 23,000 people and providing a vibrant and safe community enjoying dramatic and unspoilt scenery, and an abundance of wildlife.

Shetland is linked to Mainland Scotland by an overnight ferry service operated by Northlink () which runs seven days a week from Aberdeen to Lerwick. Loganair () provides regular flights to Sumburgh at the very southern tip of Mainland Shetland, from Aberdeen, Edinburgh & Glasgow. Islanders are currently entitled to discounted ferry and air fares.

It is understood that mains water and electricity connections should be available although prospective purchasers should satisfy themselves in this regard by contacting the relevant utility companies directly.
