House For Sale £400,000
Butlers Drive, Carterton, Oxfordshire, OX18

Description
Set in mature, remarkably private gardens, this generously proportioned detached house would now benefit from updating and is offered with immediate vacant possession.

THE PROPERTY:

This sizeable detached house has been a loved family home for many years and, although well maintained, has become dated and is now ready for new owners to make their mark.

A central hall has a cloakroom off (rare for houses of this age) and is flanked by two reception rooms. The double aspect sitting room has a fireplace that could be reinstated and the dining room opposite has been extended. The roomy kitchen to the rear overlooks the garden. Upstairs are four bedrooms. One of these has been used as a dressing room and the wardrobes will be included in the sale -although are not fitted. The bathroom has been replaced with a stylish modern shower room.

In addition to driveway parking, there is a single garage with a pedestrian door to the rear. The gardens are a delight with serpentine lawn with planted borders.

The property benefits from double glazing and gas warm air central system - popular at the time, but now rare. In addition to warming spaces far quicker a conventional system, the lack of radiators makes the placing of furniture much easier in rooms.

Local Authority: West Oxfordshire District Council (Band D).

We are required by law to conduct anti-money laundering checks on all those selling or buying a property. Whilst we retain responsibility for ensuring checks and any ongoing monitoring are carried out correctly, the initial checks are carried out on our behalf by Lifetime Legal who will contact you once you have agreed to instruct us in your sale or had an offer accepted on a property you wish to buy. The cost of these checks is £60 (incl. VAT), which covers the cost of obtaining relevant data and any manual checks and monitoring which might be required. This fee will need to be paid by you in advance of us publishing your property (in the case of a vendor) or issuing a memorandum of sale (in the case of a buyer), directly to Lifetime Legal, and is non-refundable. We will receive some of the fee taken by Lifetime Legal to compensate for its role in the provision of these checks.

SITUATION:

Carterton is West Oxfordshire's second town and takes its name from William Carter who developed the town in the late nineteenth century. The town became famous for market gardening. The first airfield was built in the mid-thirties and the RAF took over Brize Norton after the departure of the United States Air Force in 1965.

The town centre has seen a great deal of development in recent years and now offers a number of large supermarkets, independent retailers and barbers/ hairdressers as well as a lending library and numerous eateries. There are five primary schools and several sports clubs positioned around the town. Country and adventure parks, a modern leisure centre with swimming pool and gymnasium provide recreational amenities and there is a large medical centre that has a dentist and dispensing chemist. The town is well served by a modern bus fleet featuring wi-fi.

Mainline services to Oxford & Paddington from Hanborough & Charlbury ( both within 13 miles). Alternative fast service to Marylebone from Oxford Parkway (c 16 miles)
