Tenure: Freehold

Rowley Fields Farm is unlisted and built of rendered brick with a slate roof. The current
owners purchased the house in 2006 and have
since comprehensively renovated, modernised
and extended the house and remodelled the grounds. The house has been fully automated
with Creston Control systems, 2 media servers,
DAB radio distribution, Sky HD, Freeview, a Niko Lighting system and each room is data hardwired. All woodwork including panelling, doors, architraves, and skirting is oak and all ironmongery brass. All bathrooms, WC’s, floor and wall tiling throughout is either marble, limestone or travertine and worktops throughout are of natural stone. All sanitary ware is designer. The main house with the garaging and annexe now amounts to some 13,000 square feet and sits within 12 acres.

The approach to the house is from the north and
via automated ornate wrought iron gates flanked
by sweeping rendered walls affording privacy
and stature. CCTV monitors the front gates, and
indeed the entire grounds, and can be watched
from any television screen throughout the house.
The gates open onto a sweeping gravel drive,
flanked by lavender, leading to a roundel with a
central fountain. A stone pathway leads to the front door, which is located to the east side of the house, and this opens onto an elegant, oak panelled entrance hall with a central staircase ahead. To the right of the hall is a drawing room with a fireplace and wood floors which leads through to an office and then on to a wonderfully ornate library which connects back into the hall. Also running from the hall is a cloakroom, incorporating 18 carat gold fittings from Gessi’s Mimi range, and a snug.

The rear of the house has been designed with open plan family living in mind and consists of a beautiful bespoke Mark Wilkinson kitchen, formal dining area and garden room. All these three elements have wonderful views of the grounds and lake beyond and are fitted with a Bower and Wilkins speaker system. The garden room has an original well at its core, which has been glassed over and lit internally to produce a stunning centrepiece, as well as a mirror vision television built-in.

Moving across to the more newly extended part of the house to the south, all of which benefits from zoned underfloor heating, there is a spacious family room with infrastructure fitted for a bar, a large screen with surround sound and Ipod docks. Beyond this is a 10 seat soundproofed cinema with electrically operated Lazy Boy reclining seating and a recording studio. Stepping across the corridor leads to the swimming pool complex which has a sauna, spa and two walk-in showers. The pool is
approximately 12.5m x 6.5m, has a childproof cover and features a projector and 12ft dropdown screen. A circular staircase leads to a comprehensively fitted gym above which has Ipod docking stations and, together with the pool, a Bower & Wilkins speaker system fitted.

The main staircase rises from the hall and leads
to a stunning, light-filled landing with 3 copper
etched decorative radiators and a balcony immediately ahead. The balcony is accessed by both of the principal bedrooms, both of which have large bay windows, panoramic views of the lake and grounds and benefit from built in automated up and down TV screens built into the joinery. The larger of these bedrooms, the principal suite, is to the left and has a beautifully appointed en suite bathroom and dressing room with fitted cupboards. In addition to the principal bedroom, there are a further seven bedrooms, three of which have dressing rooms and six of which have en suites. The eighth bedroom has a dedicated, but not en suite, family bathroom. All the key bedrooms have been pre-wired for audio connectivity as have selected ground floor rooms.

The hot water system has been specified to provide constant water pressure ensuring that all
10 showers in the house can run simultaneously.
Integral to the house, and accessed to the south
side, is a 4 bay garage built to accommodate 4 Bentleys. This is accessed via a second automated entrance along The Arnesby Road. There is an additional tractor bay leading directly onto the garden. Housed within the garage is a plant room which contains the ground source heat pumps which provide, via the lake, the central heating and hot water for the house and minimise utility costs to hitherto unheard of levels for such a large house.

The annexe is located to the south-west corner of the house and consists of a large and open plan living kitchen with bifold doors, a bathroom and bedroom.

Rowley Fields farm is superbly located just to the south-east of Leicester making the city easily accessible. The location offers a seamless connection to the nexus of midlands transport links which includes the mainline from to London St Pancras international, the M1 (J 20), M6, M69 and A6, A47 and A14. Both East Midlands and Birmingham Airports are within easy reach.

There is a surfeit of excellent educational establishments both within the state and private sector locally. These include preparatory schools at Spratton, Maidwell and Stoneygate, and public schools at Rugby, Uppingham and Oakham, to name but a few. Leicester educational establishments include Leicester Grammar, Leicester High for Girls, Radcliffe College, De Montfort University and The University of Leicester.

The dominant feature within the garden is the beautiful lake which sits full-square behind the house. The lake covers 0.84 acres and has a central island providing nesting for local wildfowl including Canadian Geese and a host of other resident wildlife.

Adjacent to the house are a number of stone terraces which offer a multitude of sheltered areas for alfresco dining. One of these, adjacent to the annexe, features a fire pit and BBQ area. Along the southern boundary, adjacent to a third entrance from the Arnesby Road, is a tennis court.
