PLANNING:
The site has Planning approved under 2017/0377/FUL. The size of the approved scheme obviates the necessity for any Affordable units or social housing contribution. The approved scheme provides for 6 semi and 3 detached units and separately, a scheme under 2017/0376/CPP for the rationalisation of the accommodation in no 97 Main Road to provide for a 4 bedroom dwelling with associated parking.

The planning conditions provide for construction management matters and the usual claptrap concerning contamination, not withstanding a clean survey.

CIL:
A Community Infrastructure Levy assessment will be due to be paid by the developer currently assessed at £45/m² but credit set off in respect of the existing buildings will significantly reduce the charge.

REPORTS:
