The Property
A unique opportunity to acquire arguably one of the most handsome buildings in Holt, Chester House is a Grade II listed classic unspoilt double fronted Georgian town house which retains a wealth of its original features to include the original front door with fanlight, box sash windows with working shutters, deep skirting boards, picture rails, high ceilings and a period fireplace. The property has been occupied by a successful upmarket antique shop for the past 20 years. However, we believe it could be turned back into a residential dwelling, subject to gaining the necessary planning permission. The house enjoys the benefit of gas fired central heating throughout and a fitted burglar alarm. To the rear of the property is a walled courtyard which provides private parking for three to four cars.

Location
The town of Holt was first mentioned in the Domesday Book (1086) when it was credited with five water mills, a market and its own Port of Cley, which was attached to the Holt Manor. In 1708 the great fire of Holt destroyed much of the town centre, which accounts for the Georgian architecture that is found in the town today. The centre of the town comprises mainly of individual shops and businesses where a friendly and personal service still remains. The town is also home to Gresham’s Public School. The North Norfolk coastline is about four miles distant with Salthouse, Cley, Blakeney and Morston all within easy reach. The County City of Norwich is just over twenty miles distant from where there is a fast rail service to London Liverpool Street and an international airport.

Directions
Leave the sole agents office and turn left into the High Street. After around 100 yards turn left into Shirehall Plain, then bear right into Bull Street. Continue for a further 100 yards whereupon you will find Chester House, 47 Bull Street, on your left hand side—just before the T junction with White Lion Street.

The accommodation presently comprises:

Retail Area (22’ x 15’8, fronting onto Bull Street)

Further Area (13’6 x 7’5) with double doors leading to the rear courtyard. Picture rail. We understand from the owner that there is a cellar beneath this room.

First Floor
Sitting Room (24’ x 6’)
Two sash windows overlook Bull Street. Two radiators. Open fireplace with pine surround and period cast iron fireplace. Steps lead down to -

Office (11’4 x 9’)
Extensive range of fitted shelving. Radiator.

Kitchenette (7’7 x 5’1)
Fitted base unit with work surface over. Inset single drainer sink unit with mixer tap. Tiled splashbacks. Wall mounted gas fired boiler for central heating and domestic hot water.

Tiled shower cubicle with fitted Trident shower. Wc. Washbasin. Velux window.

The Hidden Room 15’1 x 6’
Whilst drawing the floorplan it became apparent that the first floor footprint was smaller than the ground floor. After some investigation it became apparent that there must be another room at the back of the shower room and kitchen. A hole was made in the dividing wall and a further room was indeed found. Subject to the necessary permissions and building works, this could be incorporated into the existing accommodation.

Curtilage
Accessed via Bull Street, there is a vehicular and pedestrian entrance which leads round to the rear of the property where there is a courtyard (33’ x 32’). This is presently shingled and provides off street parking for 3/4 cars and is partially enclosed by high brick walling.
