Location 
The property is situated off Lesser Lane in the locality of Fairfield, a delightful district of Buxton, situated approximately 1.1 miles North East of Buxton town centre. Its positioning provides for good transport links to both Macclesfield (9.7 miles) and Manchester (20.8 miles).
Directions 
Heading in to Buxton on the A6 from Bakewell, at the roundabout take the second exit on to Fairfield Road. Planning Permission 
Planning Application Ref: HPK/2016/0059 Outline Planning permission was granted by High Peak Borough Council on 2nd December 2016 with all matters reserved for the erection of five residential dwellings. A copy of the application is available upon request, or via the local planning authority website.
Affordable Housing 
Affordable housing will be required; however, an agreement has already been reached with the Local Authority that a commuted payment of £29,600 can be made in lieu as per Condition 10 of the approved planning consent. A copy of the relevant documentation is available upon request.
Visibility Splay Licence 
The successful purchaser will be required to take on a licence to maintain the visibility splay at the Junction of Waterswallows Road and Lesser Lane, as per condition 11 of the approved Planning consent. A copy of the licence is available upon request.
