THE BARN

The barn, long redundant and used only for storage and as garaging, lies to the rear of the Old Post Office and the Annexe. It stands well back from The Street, at the end of the shared driveway, approached through the archway, which also provides access to the Old Post Office, the Annexe and the car park to the adjoining Queens Head Public House. The barn, which is thought to date back to the late 18th century, is principally of timber frame, wattle and daub construction, but with some clay lump, and is partly rendered and colour washed and partly timber weather board clad externally, under a pitched timber framed roof, mainly covered with red clay pantiles on felt underlay, but of corrugated iron to the front lean to section which formed two narrow open fronted garages. There are some fine old timber wall studs, cross ties, beams and framing members which can be retained and exposed in the conversion of the barn, which is listed as a curtilage building to the Old Post Office, which is Grade II listed. A scheme of conversion has been prepared by Keith Day Architects, Chartered Architects, of Shelfanger, near Diss and has full Planning Permission and Listed Building Consent, granted by South Norfolk Council on 16th January 2018 on application number 2017/2614. Building Regulation approval for the conversion has not been obtained.

PLANS

Copies of the full plans and Planning Permission may be obtained from the Agents.

EPC

As The Old Post Office is a Grade II listed building, an Energy Performance Certificate is not required. Since the Annexe is less than 50 sq metres in area, and is within the curtilage of a listed building, it does not require an EPC either.
