LOCATION: The bungalow is located in the sought after area of Brimley on the edge of Bovey Tracey. Known as the "Gateway to the Moors", Bovey Tracey offers a comprehensive range of shops and amenities including a health centre, library, primary school, inns and churches. The town also benefits from good sporting facilities, including a swimming pool and a sports field/ tennis courts. The A38 dual carriageway, linking Exeter and Plymouth to the M5 motorway is within two miles of the town and there are mainline railway stations at Newton Abbot and Exeter. The open spaces of Dartmoor lie just to the west of the town and the South Devon beaches are mostly within half an hours driving distance.

STEP INSIDE: On entering through the front door into the entrance hallway, there is access to all the rooms. To the right there is a good sized lounge/ dining room with an electric fireplace set into a stone surround with a wooden mantle. There is also a gas point if required. This room has many windows, dual aspect which bring in lots of light and there is even a sliding patio door leading to the garden. A second door, at the other end of the room, takes you into the kitchen/ breakfast room which is 'L'shaped. Plenty of cupboards with an eye level cooker and an inset gas hob with extractor hood above it. There are spaces for an upright fridge/freezer and a dishwasher. A useful utility area with a built in washing machine and further storage cupboards, a stable door leads out to the rear garden.
A doorway takes you back to the hallway and access to the bedrooms. There are three double bedrooms, two of which have en-suite shower rooms, one of those even has a dressing room as well. All the bedrooms have built in wardrobes and garden views. There is a family bathroom and an airing cupboard which houses the wall mounted gas central heating boiler and hot water tank.
There is a loft ladder to access the part boarded attic space which also has power and light connected.
The bungalow is Upvc double glazed throughout.

STEP OUTSIDE: A private driveway belonging to The Covert, leads to two other properties. The other property owners have a right of access over it and are responsible for their share of maintenance costs. Along the side, on the right is an area of lawn and a vegetable plot which is part of The Covert's grounds. The driveway provides parking for several cars and leads to a single garage, with power and light connected and an electric, insulated, up and over door.
The front of the bungalow is accessed through a large wooden gate and has a good sized patio area and a summer house with power and light connected. An array of mature shrubs, trees and flower beds, surrounds the slightly raised lawned area. This private garden is facing in a southerly direction which makes it a lovely place to relax and enjoy the sunshine.
A paved pathway leads around the side to the rear garden. There is a water tap and electric point
This has a paved seating area, a gravelled seating area and a fish pond. There is a workshop with power and light connected, a red cedar greenhouse and an access gate leads back round to the garage and driveway.

OWNERS INSIGHT: 'When we first saw our home 12 years ago, we were taken in by the feeling of privacy and seclusion. We also loved the fact that all the rooms felt spacious and light. Our garden is now fully matured and we enjoy pottering around, keeping it looking its best. The location of the bungalow is ideal for walks on Dartmoor and close proximity to the local shops. There is a good bus route if you decide to leave the car behind for the day. We find the access to our favourite places, spanning along the coast from East Devon to Plymouth so easy for special days out. Sadly, we now have to leave our home and move nearer our daughter, but if we could pick it up and move it there, that is what we would like to do.'

USEFUL INFORMATION: Mains gas, electric, water and drainage connected.
