Please be aware that all tenants who plan to take up a tenancy in one of our properties will need to have viewed the property in person with a representative of Q Estate Agents. All tenants must then sign the reservation agreement and pay the holding deposit before the property is taken off of the market. The holding deposit is one weeks worth of rent and is deducted from the first months rent payment. All tenants must provide passports or alternative right to rent identification and student id before they can move into the property.

All tenants will be required to provide a guarantor who will need to be a UK resident, have clean credit history and have an income of 3 x times the individual tenant's rent share. Guarantors income can be made up from salary, dividend, savings or pensions. Self employed guarantors must have one years worth of accounts and can be verified using an accountants reference or their SA302 form from hmrc.

Tenants and guarantors will have 48 hours to fill in an online referencing form and then 14 days from that point to complete the referencing with a successful outcome. All payments to Q Estate Agents must be paid by the lead tenant on behalf of the whole group.
