PLANNING CONSENT
The site benefits from two full planning permissions. The first (18/02297/FUL) granted for the residential development of the two dwellings and the second (14/02414/FUL) for the conversion of the three barns, details of which can be found on the Shropshire Council website: https://shropshire.gov.uk/planning/.

There is a CIL liability of £44,434.29 for the erection of the two development plots (18/02297/FUL). A Self Build Exemption could be sought subject to the eligibility of the purchaser. The Section 106 Agreement sets forth an Affordable Housing Contribution of £27,000 payable for the two development plots. 

ACCESS
Access serving the site is gained off the unnamed road south of the A448. The access will be shared, with a joint maintenance liability. 

DIRECTIONS
From Shrewsbury, follow the A5 west and at the Edgebold Roundabout take the A488 road signposted for Bishops Cas-tle. Pass through the village of Hanwood before arriving at Pontesford. Continue through Pontesford and before leaving the village bear left onto the unnamed road marked by a Berrys directional arrow. Follow this road for a short distance before arriving at the site. The site will be identified by a Berrys "For Sale" board. 

COVENANTS
The purchaser shall be responsible for the connection to any services. The Purchaser(s) will be responsible for satisfy-ing and discharging all planning conditions contained within the Planning Decision reference numbers 18/02297/FUL and 14/02414/FUL. The purchaser will be responsible for the erection of all external boundaries where applicable.

WAYLEAVES, EASEMENTS AND RIGHTS OF WAY
