Full description

The Old Parsonage is a most distinctive Georgian home located in the centre of Barton under Needwood. The home offers some 4,992 sq ft of extended and improved accommodation, which blends contemporary living with traditional features. The home extends over three storeys and has flexibility and excellent reception and bedroom space. The home is nestled in the centre of the village with private walled gardens adjacent to the village green.

Accommodation - The home has a lovely reception hall, entered via a single panelled pilaster doorway with decorative fan light over. The room features Georgian oak flooring and dado railing, a most welcome entrance into the Old Parsonage. There is a brick feature fireplace and the hall is spacious enough for seating before leading through to the inner hall. The inner hall has a tiled checkerboard flooring and the Georgian staircase rises to the first and second floors. There are two original storage cupboards and more exposed beams and skylights. The main drawing room is accessed from the inner hall. This is a great reception room with twin panelled windows overlooking the front elevation. There is a period style fireplace set within a marble surround and the room has Wiltshire flooring. The sitting room also faces the front elevation with a further panelled window, and this room houses a log burner set within a brick hearth and features a carved mantle from an original church pew. This room has access to the orangery and further features exposed wood flooring. Off of the main hallway is a useful study room with vaulted ceilings and reclaimed parquet flooring and there is the cloakroom featuring a “Sanitan” suite and tiled flooring.

The heart of the home has to be the open plan kitchen which leads into the orangery, and has access to the family room. The bespoke kitchen is wonderfully presented with further vaulted ceilings flooding the area with light. The units are handmade and surmounted with solid granite worktops and housing a double Villeroy and Boch Butler’s sink. There is a further dresser unit matching the kitchen with wooden worksurfaces and this room is complemented with an inglenook which houses the four door Aga. Further appliances include a dishwasher and extractor, with space for an American style fridge freezer. There is a further Range cooker and tiled flooring and a useful pantry room. The kitchen flows beautifully into the orangery, being perfect for family life and entertaining, and this room has automatic roof lights and underfloor heating. There is access to the walled gardens from here and the orangery also opens into the family room. This room has vaulted ceilings, exposing lovely beams, and the period style fireplace makes this a cosy setting. To add to the practical nature of this home, there is a good-sized utility room which has the potential to be a kitchen for the above annexe. This utility room features quartz worktops and an inset sink unit. There is plumbing for a washing machine and an integral door leading to the triple garage, which also houses the Biomass boiler system. There are then stairs leading into the recently converted annexe over the garage. This annexe features a lovely room with potential rental income, or further accommodation for the main home. This would make a great space for those working from home. The main room has skylights and leads into an ensuite shower room featuring further Sanitan units and a walk-in shower.

The first floor is accessed from the main staircase and gives access to all rooms. The master bedroom suite is a great sized room featuring an original fitted cupboard, exposed beams, and benefits from an adjoining dressing room. The large panelled window overlooks the church and there is an array of wardrobe space. The ensuite has a walk-in Grohe remote controlled shower cubicle, Villeroy and Boch twin sink units housed in vanity cupboards, a bidet and wc. Bedroom 2 on this floor has beams to the ceiling and is a generous double bedroom served by the principle bathroom having clawfoot roll top bath, high flush wc and wash hand basin. On the half landing there is a delightful stained-glass window and the staircase winds around to the second-floor landing. To this floor there are three double bedrooms all featuring vaulted ceilings and beams, with the middle room having a period fireplace and original cupboards. Bedroom 3 benefits from an ensuite complete with slipper bath. Bedrooms four and five are by a shower room with stained glass door, walk in shower, wc and wash hand basin.

Vendor Interview - This handsome Georgian family home occupies a superb location within the thriving village of Barton-under-Needwood. The property was originally built over four hundred years ago, but over time it has been enlarged, and in more recent years beautifully renovated and refurbished by the current owners. “My husband and I came to The Old Parsonage fourteen years ago and, as well as the sheer size and elegance of the building itself, it was the location that proved to be a huge selling point,” says Alison. “The house sits bang in the centre of the village between the church and the shops so, although we can enjoy village life, we’ve never felt as if we’re out in the sticks. For us it’s offered the perfect balance.”

“When we moved to the house, structurally it was all in really good order however the interior needed a bit of a makeover and actually, over the years, we’ve ended up doing quite a bit of work to the house as a whole. We’ve updated the décor in a very sympathetic way using a range of gorgeous heritage colours. We added wood flooring, a biomass boiler that makes it incredibly energy efficient to run; we remodelled the kitchen and refurbished all of the bathrooms. We also had an orangery built, which flows off both the kitchen and the family room to create a fabulous open-plan space. The house still oozes character and charm and boasts an array of lovely original features; but I’d say that the work we’ve done has made it into a really warm and welcoming home, and one that is wonderfully conducive to both modern living and entertaining.”

“We have a very pretty garden to the front of the house but the majority lies to the side,” continues Alison. “It’s completely walled, so totally private and despite our central village location it’s also very peaceful. We’ve created a decked seating area just outside the orangery, beyond which is a patio that incorporates both a built-in pizza oven and a fire pit, and across the lawn is yet another patio seating area. The whole space has been designed with entertaining and ease of maintenance in mind and it’s a feature of the property that I’m really going to miss when we leave.”

“I love to cook and entertain so I’d say that the kitchen would probably be my favourite part of the house,” says Alison. “It’s been very well designed and so has lots of preparation space, and the fact that it flows straight into the orangery where we have our huge dining table means that if we have guests over for dinner I never feel cut off from the party.”

“The village has a superb selection of shops and amenities that cater for almost every need, so there’s really no need to go anywhere else,” says Alison. “However, we’re surrounded by an array of well-served villages, towns and cities so really we’re spoilt for choice. I can be in Derby in twenty-five minutes, Birmingham in half an hour or I can jump on the train at Lichfield and be in central London in just over an hour.”

“During the renovation process we converted the large sixth bedroom above the garage into an annex,” says Alison. “We generally use it as guest accommodation, but it could be a lovely little holiday let or even a home office.”

“I love everything about this house and we’ve had fourteen very happy years here,” says Alison, “but in terms of what I’ll miss most I think it will be village life. It’s a very welcoming place and we’ve made a lot of lifelong friends.”

Outside - To the front of the home there is a walled and wrought iron fenced box hedge garden with access to the gardens via a pedestrian gate. Immediately to the fore of the home is the block paved driveway which feeds around to the triple garage which has three electrically operated doors. The driveway is bordered with brick flower planters. The rear walled gardens are a perfect entertaining space with a flagstone pathway and terrace and an in-built pizza oven adjacent to a decked area. This leads onto the formal gardens which are laid to lawn with a patio terrace and firepit. The gardens offer great privacy and gain all day sunshine. There is an external outbuilding currently housing gym equipment and there is a further storeroom.

Location - The home is located in the village of Barton Under Needwood and is nestled within the heart of this vibrant village – there are an array of amenities including supermarkets, public houses, coffee shops and boutique parlours. The home is adjacent to the local church and nearby is Barton Marina. The home has excellent school catchment areas with the renowned John Taylor high school within walking distance. For commuting the home has ease of access to the A38 and A50 Link road and there are mainline trains to London from nearby Lichfield Trent Valley station which take around an hour and 20 minutes to Euston station.
