The subjects are situated to the south east of Earlston.

Earlston is situated to the north east of the central borders, conveniently located for access to the main borders towns. It is an attractive town which can trace its origins back to the 1200’s and lays its claim to fame as the home of Thomas Learmont, better known as Thomas the Rhymer. Now a bustling town situated on the edge of the A68 trunk road it has a population of approximately of 1,779 according to the 2011 population census, an increase of around 4% over the population recorded in 2001. The market square, which was laid out as a rose garden to mark the coronation of Queen Elizabeth II in 1953, forms the heart of the village and main retail area.

The centre of Turfford Burn forms the east and southern boundary of the site.

The land, which is all laid to grass, is registered as an agricultural holding.

The site is accessed off the A6105 via East Green.

Planning
The site is situated within the Earlston Development boundary as defined within the Scottish Borders Local Development Plan 2016.

Scottish Borders Council have been marketing the neighbouring former High School site in Earlston as a residential development site. There agents submitted a Planning Brief in February 2009 which is now referred to in the housing allocation for that site within the Earlston Settlement Profile of the Local Development Plan.

Statutory Designations
The Scottish Environment Protection Agency Indicative Coastal and Flood Risk Map (Scotland) indicates that part of the subjects are considered to be vulnerable to flooding.

The Scottish Environment Protection Agency flood map identifies properties considered at a 1 in 200 year risk or greater probability of flooding.

This may have implications on any future development proposals for the building as this designation will generally trigger a requirement for detailed flood risk assessments. The vendor of the property has had a Flood Risk Assessment undertaken which can be made available to the successful purchaser.
