General Information
The former Border Telegraph Printworks are located in a good trading position to the western end of Galashiels town centre.

Galashiels with a population of approximately 14,000 is on of the principal towns in the Scottish Borders. It is generally considered to be the main administrative, retail and social centre for the region, effectively serving a population of 110,000. In recent years Galashiels has been subject to considerable investment.

Developments have included the Galashiels inner relief road and the Borders Railway link. Which has re-established passenger services between Edinburgh Waverly and the central Borders. The journey time from Galashiels to Edinburgh city centre is approximately 55 minutes, with departures every 30 minutes.

The town features a wide range of High street and out of town retailing, restaurants, cafes and local amenities. There is also a significant student population, as home to the Heriot Watt University School of Textiles and Design as well as having a campus of Borders College.

This Opportunity is well positioned near the £6.7 million Great Tapestry of Scotland Development which is anticipated to generate an additional 50,000 visitors each year.

Description
Substantial former print works and associated retail outlet, formally occupied by the Border Telegraph.

The high street frontage comprises a two-storey mid terraced building of traditional whinstone construction under pitched roof clad in slate believed to date to the late 19th century. To the east of the ground floor there is a double fronted unit which was formerly the retail outlet/sales office for the Border Telegraph. To the west of the front elevation there is a separate entrance from the High Street leading through to the middle section of the building which is of brick construction again on two storeys with pitched roof clad in slate—this link to the former machine rooms to the rear. The rear building is of whinstone construction under a pitched roof clad in slate.

Externally, to the rear of the property there is an enclosed tarmacadam surfaced yard with vehicular access off Roxburgh Street to the west. To the eastern boundary there is a terrace of four lock up garages. This structure would appear of brick construction with rendered finish under mono-pitch roof with corrugated fibre cement roof and garage doors to each of the four door openings.

The buildings have been unoccupied for some time, but offer considerable versatility for a refurbishment for a range of uses.

Alternatively, the site offers scope for demolition or partial demolition and redevelopment. There have been a number of recent residential development schemes within this part of Galashiels.

Areas
The Scottish Assessors Association details the floor area as 1,163.85 sq m (12,523 sq ft).
