Location

Unthank House is very conveniently located in attractive countryside, just to the north of Brechin, and to the south of the small village of Trinity. The A90 dual carriageway, lying to the north of Trinity, is easily reached and links Aberdeen with Dundee and Perth. At Perth it connects with the A90 to Edinburgh and the A9 west to Stirling and Glasgow. Both Aberdeen and Dundee are easily reached and offer all the services expected of major cities. There are railway stations at Montrose and Laurencekirk with regular services to Aberdeen and the south, including a sleeper. Aberdeen Airport provides a range of domestic and European flights and there are services from Dundee to London Stansted.

The nearby town of Brechin provides a range of shopping and business facilities, together with primary and secondary schooling. There is also a primary school at Stracathro. Further afield, more extensive shopping and business services are found in Forfar, the county town, and in Montrose. Both Forfar and Brechin have leisure centres. Private schooling is available at Lathallan (Johnshaven), which has its own bus service from Brechin, as has Dundee High School.

The range of outdoor pursuits in this part of Angus is impressive. The nearby village of Edzell has a renowned 18 hole golf course, along with a 9 hole course and a driving range. Brechin Golf Course is located very close by on the edge of Trinity. Further courses are found at Montrose and Forfar, with Carnoustie also being easily reached. Salmon and sea trout fishing can be taken on the nearby River South Esk or on the North Esk. There are pleasant sandy beaches at Lunan Bay and at St Cyrus. To the north lie the Angus Glens which offer some of the best hill walking in eastern Scotland. From Edzell the scenic Cairn O' Mount road gives access to Deeside.

Description

Unthank House is an attractive and well located country house. It is believed to date from the late 1890s, and was built as a farmhouse. In the 1960s it was converted into two apartments. In 2006 it was imaginatively converted back into one house, and was extended at that time, with the addition of the new kitchen, dining hall, living room and a wet room. It was acquired by the sellers in 2007. In 2006 the original part of the house was fully renovated including re-wiring, re-plumbing, new double glazed windows and new central heating. The extension is triple glazed and has underfloor heating. Since acquiring the house the sellers have replaced the French doors from the dining hall and the folding doors from the living room, to further improve the linkage from the house to the garden and the decking where they have also installed a swim spa hot tub and a log cabin.

As such Unthank House is very much a modern house within the original building, and it still retains much of its traditional character with features such as cornicings, centre roses, high level skirtings and panelled doors. The house has been laid out for both modern family living and for entertaining. The newer part of the house, at the rear, includes a dining hall which links to both the kitchen and to the living room, off which there is an expansive decked terrace onto the garden. In the original part of the house there are two reception rooms, one being the more formal sitting room, which opens up to a dining room, together with an en suite downstairs bedroom. Upstairs are a further four bedrooms (two en suite), which are reached by a new oak staircase. There is a built in sound system on the ground floor.

The garden in front of the house is laid to lawn and is enclosed by a stone wall and has a dog kennel and run. The garden behind the house is again enclosed, but with wooden fencing, and comprises a further area of lawn with a couple of shrub borders and trees providing shelter. There is a double garage, which is harled with a slate roof, and has two up and over doors and a concrete floor. To the side of the house are areas of decking, including a covered verandah, arranged over three different levels and linked to both the living room and the wet room. These have views out over the surrounding countryside and provide ideal seating and entertaining areas, together with a swim spa hot tub. Below the decking is a log cabin.

Directions

If coming from the A90 (Dundee to Aberdeen) dual carriageway, just to the north of Brechin, take the B966 signposted for Brechin and Edzell. Follow signs for Brechin and proceed through the village of Trinity, and the turning into Unthank House will be seen on the left after a further 0.3 miles.

If coming from Brechin take the B966 signposted Edzell and Aberdeen (A90). The turning into Unthank House will be seen on the right some 0.3 miles after leaving the town.
