Forgandenny is ideally placed for enjoying the Perthshire countryside. The nearby Ochil Hills are popular for walking, riding and mountain biking and the more dramatic hills and mountains of Perthshire are a short drive to the north. For sporting enthusiasts Perthshire has numerous top class golf courses including Blairgowrie and Gleneagles, while the Open courses at St Andrews and Carnoustie are both within easy driving distance. There is salmon, trout and sea trout fishing on the River Earn and a superb range of fishing throughout Tayside. Pheasant and grouse shooting are also readily available locally. There is National Hunt racing a short distance away at Scone Palace.

Description

The three plots for sale are located to the south east of
Forgandenny and indicatively extend to approximate areas
of Plot A – 0.46 acres (1842 sq m) / Plot B – 0.40 acres
(1635 sq m) / Plot C – 0.40 acres 1635 sq m). The plots as
a whole comprise a broadly rectangular area of undeveloped
open pasture ground split into three notional housing plots.
The development opportunities have a well positioned edge-of
village location with housing an appropriate extension to the
existing layout of the settlement. To the north of the plots runs
the B935, over which lie a number of large detached homes
and the entrance to Strathallan School. To the east of the
land is open ground and a mature wooded area. To the south
is further open ground (highlighted in green) which is also

site. The village centre lies just 100 metres to the west.

Planning
The site is identified as being within the village boundary in the Perth & Kinross Local Development Plan 2014. Within the ldp it is noted that the boundary was extended to include the subject site in order to "allow some limited roadside development".
