Description

Vehicular access is taken from the north, via Hill Park Brae.

Planning
Highland Council has granted Full Planning Permission (Ref: 06/00201/fulrc) for “41 house plots, road layout and drainage” subject to conditions (no s75 Agreement – a contribution towards the formation of
a “safe route to school” has been agreed and paid to the Council). This permission has been confirmed by the Council as having been implemented.

Pat Munro Homes secured Full Planning Permission (Ref: 15/04394/ful) for “the erection of 20 houses” subject to conditions (no s75 Agreement) pursuant to the above implemented consent which has now been completed. This leaves 21 homes remaining from the parent consent, a layout has been prepared showing 23 homes can be accommodated on the remaining ground
whilst complying with the Councils guidance.

A copy of the approved plans, decision notices and other agreements are available on request from the selling agents.

Works undertaken to date
The road through the site has been formed to sub base level; the SUDs detention basin, and surface water pipe have been sized for the whole development, has been installed, and an agreement with Highland Council entered in to in respect of future maintenance of the detention basin and outfall pipe.

General: Mains water, mains sewerage and electricity are available on site.

Proposals: The vendor is inviting offers for this property at this stage. Proposals should set out Price, Payment Profile, initial layout and design proposal (including materials), any conditions to be discharged, timescale for discharging any suspensive conditions, and provide details of the Purchasing Party.

Possession: Vacant possession will be given on completion.
