Location

The site is located in an easily accessible location on Watery Lane, located on the eastern fringe of Butterwick which is situated approximately 4 miles east of Boston. The nearby town of Boston is an affluent and expanding Lincolnshire market town providing the main retail and commercial facilities for both the town residents and the surrounding extensive agricultural based catchment. It is one the largest inland ports on the east coast landing over 1.5m tonnes of cargo per year.

The town is located approximately 37 miles north east of Peterborough and 35 miles south east of Lincoln.

Site

The predominantly level site extends to about 1.17 ha (approx. 2.89 acres) and is currently made up of brownfield with redundant outbuildings, pasture and garden land. Vehicular access is off Watery Lane on the southern boundary and the site borders attractive open fields.

Planning

An Outline Planning Application has been approved by Boston Borough Council for up to 42 residential dwellings, subject to a S.106 agreement. A copy of the Outline Planning Permission and S.106 Agreement are available upon request (bbc Ref: B/16/0465).

There will be an affordable housing provision of 24% on the site in line with the Council’s current policy and an education contribution of £103,384, which is also in line with lcc policy. Further details can be found within the S.106 agreement.

Additional Site

An additional site of 0.15 Ha (0.38 ac) is available by separate negotiation (outlined in blue on the attached plan). The site is currently made up of a bungalow and garden land and is not currently subject to an alternative planning consent.

All mains services are available in the vicinity of the site, although the vendors cannot give any guarantee as to the location and capacity of these and interested parties should therefore make their own enquiries in this regard.

Electrical Apparatus

The agents wish to bring to the attention of prospective purchasers that Western Power Distribution have recognised that no wayleave exists for any apparatus over the site and the single pole (and associated cabling) should be removed. Discussions suggest they would be willing to agree with the developer the repositioning of these cables underground to compliment the site.
