The site is at the very head of Loch Melfort which is a location of great natural scenic beauty. To the south-west is a beautiful sea scape view stretching down the sea loch and to the east the hills behind Kilmelford which provide a scenic backdrop as well as sheltering and protecting the village.

The site is located to the rear and either side of the Kilmelford Village Hall and forms an infill site between well established private housing and a more recent development of housing to the East. The permanent pasture is to the western side and the woodland to the eastern side and through which the Abhainn Na Cille stream flows and where it reaches the tidal plain at the rear of the small village fire station.

Kilmelford is on the main tourist route from Lochgilphead to Oban on the A816. The area is scenically beautiful and accordingly has always drawn tourists to the district. The Loch Melfort marina now increasingly brings yachtsmen to the village.

The site is zoned as a potential development area within the local development plan (PDAA4008).

The availability of the services have not been checked, however, it is assumed that the local area and nearby housing, benefit from mains electricity, water, drainage and telecoms.

Right of Access
The access road which runs to the left hand side of Kilmelford Village Hall belongs to the owner and is subject to a right of access for timber extraction in favour of the owners of the woodland to the rear.

Situation
The land at Kilmelford is situated just off a minor single track road with passing places which connects with the A816 which is the main tourist route which runs between the two main west coast highland towns of Lochgilphead and Oban.

Kilmelford is a picturesque village situated approximately 15 miles to the south of Oban. The village has a thriving permanent community and a busy transient community increasingly by boat and by car especially in the holiday seasons. The successful neighbouring timeshare operation Melfort Village with 1,600 timeshare owners provides a constant stream of visitors and holiday makers to the area throughout the year.

The village has various amenities which include a village store with post office counter, a café and a hotel. There is a well-respected primary school in the village of Kilninver which is located some 7 miles to the north, secondary schooling is available at the High School in Oban.

A further and fuller range of facilities, amenities and professional services can be found in Oban, including shops, businesses, restaurants, cafes and bars. Oban is well known as ’The Seafood Capital of Scotland’ and also as ‘The Gateway to the Isles’ with ferry, train and plane services linking the islands to the mainland and the central belt.

In addition, further to the south (about 21 miles) is the west coast town of Lochgilphead which offers a further range of services as well as being home to the Local Authority offices which administer the mid-Argyllshire area.

Glasgow city is about 108 miles distant and as offers a full range of higher, further educational services as well as all the cultural and professional services normally connected with a major city. Glasgow international airport is about 96 miles to the south.

Travel Directions
From Oban, proceed in a southerly direction on the A816 for about 15 miles to reach Kilmelford. On arrival in Kilmelford proceed through the village passing the Cuilfail Hotel. Proceed out of the village and after the de-restriction signs turn right at the signpost for Melfort and Degnish. Proceed along the road for about 200 meters and the site is on the right, both sides of the Kilmelford Village Hall and adjacent to the small fire station."
