Description

With its striking Georgian façade, Cottenden is one of Stonegate’s iconic village houses, Grade II listed for its historic interest and enjoying far reaching views over rolling countryside. Each room has much character and charm being well proportioned with high ceilings and large sash windows which create a feeling of light and space and attractive features including wonderful aged oak joinery (some lime washed) and period fireplaces.

The large country-style kitchen/breakfast room complete with an Aga provides wonderful family space and opens out to a wide south-facing flagstone terrace for full appreciation of the spectacular view. Three formal dual-aspect reception rooms comprise a dining room with painted timber flooring and a feature fireplace, an elegant drawing room with a wood burning stove and a sitting room with an impressive red brick inglenook.

The five first floor bedrooms (one en suite with a dressing room) all enjoy an attractive rural outlook, and each is distinctive, with huge character and charm including one with oak panelled walls. The landing provides space for a useful study area and there is a family bath/shower room and a separate w.c.

Outside - The gardens are a major feature, providing a wonderful southfacing backdrop for the house, with a wide sheltered terrace giving excellent entertaining space and bounded by brick walling with an ancient yew tree. Steps lead down to the gardens which are mainly laid to lawn with deep borders abundantly planted with perennials, roses and shrubs and with a painted summer house. There is a large potting shed and a greenhouse and a gate leads through to a delightful and productive walled kitchen garden with another greenhouse. A tennis court (in need of attention) on the western boundary adjoins a small paddock area below with two natural ponds and a copse of mature trees. Cottenden is accessed to the front, with a parking and turning area. A large detached brick outbuilding (formerly a dairy) currently comprises a garage and storage, but offers potential for conversion to provide ancillary accommodation, subject to any necessary planning and listed consents. There is also a wood shed which gives access to an outside office.
