House For Sale £350,000
Main Road, Crimplesham PE33

Description
The Property

Ruby Cottage is a charming Grade II listed semi-detached cottage, dating back to the 16th Century in parts. Arranged over three floors the cottage offers fantastic living space extending to over 1,500 sq ft, with five bedrooms, two bathrooms, separate sitting & dining rooms, a large walled garden and off-street parking.

Ruby is perfectly positioned as a family home or second home, being located in sleepy Crimplesham and just a few minutes drive from Downham Market with its fantastic direct rail connections to both Cambridge & London.

Originally two cottages, this heritage is clear in the layout of the property; with two staircases at either end leading up to the bedrooms and the mirror image sitting room and dining room downstairs. The cottage is packed full of period features, with beamed ceilings, pamment tiled floors, original fireplaces and a lovely 16th Century, partly timbered, wall dividing the sitting and dining room.

The kitchen spans the back of Ruby Cottage and is part of a more recent extension, with a uitlity room and downstairs loo off. There are doors at either end leading in to the sitting room and dining room. Both these rooms have lovely fireplaces with wood burning stoves, beams and pamment tiled floors.

Upstairs from the sitting room, there is a double bedroom on the first floor with a bathroom and up again to the second floor is the master bedroom and bedroom 5 (currently used as a study but could equally be a bedroom or dressing room) and a bathroom with shower. Up the Norfolk winder staircase from the dining room are two further double bedrooms.

Outside

Ruby Cottage has a gravelled parking area to the rear of the property with the back door leading in to the kitchen. There is also a front door leading to the road though the village.

There are two outdoor loos (no less!) belonging to Ruby along with an outbuilding currently housing a kiln.

The large garden extends to the rear of the cottage and is walled on both sides with hedge out to the field behind.

Holiday Let Opportunity

Potential Annual Income: C. £9,0000

Potential Occupancy: 15 weeks

Sleeping: 8 in 5 bedrooms

Whilst the area around Downham Market is not a traditional hot spot for holiday letting, the whole of rural Norfolk is popular for holiday makers and there are several successful holiday lets in the villages nearby. Ruby Cottage is a picture perfect country cottage and would be perfect for a family holiday. We would estimate it would achieve weekly rents up to £700 per week.

There should be no reason that marketed correctly Ruby Cottage could not attract at least 15 weeks of bookings a year and would lend itself particularly to being holiday let on a more ad hoc basis when owners, friends and family were not staying. It is a great way to generate additional income from your Norfolk cottage!

The Location

Ruby Cottage is situated in Crimplesham a small, but popular, Village on the outskirts of Downham Market. The property is ideally located 5 minutes from the train station, making it perfectly placed for those working in Cambridge or a fantastic weekend home when you are wanting to get out of London. (Train to Cambridge 1/2 an hour and to London 1.5 hours).

The property is also suited well for those looking to raise a family, with the village playing field and playground just across the road, a nearby montessori nursery school and it falls into the catchment area for the 'outstanding' Shouldham Primary School. The easy train journey to Cambridge also means that the independant shcools there are within reach.

Just 2 miles down the road lies the peaceful Hamlet of Stow Bardolph where you will find the The Hare, a fantastic gastro-pub with a cosy interior and a great menu. Definitely worth a visit.

The north Norfolk coast is just 30 minutes away in the car, so close enough to be enjoying a day on the beach in Heacham or Snettisham, or perhaps a walk around Sandringham.

There are plenty of amenities to be found in Downham Market, including a Tesco's and Morrisons. In Swaffham you will find a large Waitrose and Tesco.
