Description This is a great family home, set in a fantastic position in Bolnore Village. We're sure that families will love the easy access to the village shops, play area and of course the highly regarded Bolnore Village primary school and pre-school, all of which are within walking distance.
Internally the property offers generous and flexible accommodation spread over three floors. Downstairs a spacious entrance hallway leads to an excellent sized fourth bedroom, we think this would make a perfect room for a teenager or even a playroom for younger children. There is also shower room and direct access into the garage on this floor. The garage, big enough to fit a car in, could also be converted to provide further accommodation, subject to the usual consent. Having the internal access from the entrance hall to the garage is a big plus.
On the first floor the spacious sitting room features a Juliette balcony with a wonderful semi-rural outlook, a rarity in Bolnore Village. This space works really well and flows through into the kitchen/dining room at the rear. We like the fact that there is space for a dining table and the kitchen also includes integrated appliances such as oven, hob, dishwasher and fridge freezer. Adjacent to the kitchen is the utility room which has space for a washer/dryer and including excellent storage, as well as a sink unit. On the second floor the master bedroom is a great size and features a en-suite shower room. Bedrooms two and three are across the hall along with the family bathroom. Either bedroom two or three could work brilliantly as an office, which could be a big feature for buyers in the coming months. According to BT, the average broadband speed for this postcode is 68Mb.
The garden to the rear benefits from plenty of daylight sun and favours a south/easterly aspect with space for a table and chairs. The decking has been replaced in the last 18 months. In front of the garage is a drive and there is unrestricted parking for guests on Brooklands.
Location The location of this family home on the southern side of Bolnore Village is excellent and in our opinion a real selling point. There is plenty of parking for visitors and the distance between Brooklands and Lower Village – separated by the stream, enhances the semi-rural feel to the front. There are plenty of children's play area throughout Bolnore, the closet being Kingfisher Drive which is accessed via Highbanks. Elsewhere in in Bolnore there is a Co-op which is prefect for day to day needs. The village school, built in 2009, is within walking distance, as is The Woodside Community Centre, a great place to hire or take advantage of the daily events which include everything from Sing and Sign, Pilates and Salsa to Beavers and Scout groups. At the top of the village is a nursery. Haywards Heath station is approximately 20 minutes away on foot where connecting trains to London are under an hour and Brighton within 20 minutes. Next to the station is a Waitrose, whilst around the corner you can find a Sainsbury's. From Bolnore, there are plenty of excellent local works and the countryside is not far from your front door. National Trust facilities are located locally at Wakehurst Place and Nymans Gardens, with Sheffield Park less than 20 minutes by road. Pretty villages surround the town and include Lindfield, Cuckfield, Ardingly and Wivelsfield Green. Take the A272 ring road and you can be on the A23 within approximately 10 minutes. Brighton can be found 15 miles to the south, whilst a short drive north takes you to Crawley, London Gatwick and the M25.
