The property
Stone built with a Collyweston roof, The Limes dates from the 17th Century and was altered and enlarged during the 18th Century. The house sits back from the road within its own walled gardens and grounds with the front of the house and gardens facing south.
The front door is accessed via a flight of stone steps leading to a light and airy hall from which the principal rooms run.These include the graceful sitting room which has garden views, recessed cupboards, a working fireplace and low level panelling. The kitchen has garden views and farmhouse style units with granite work surfaces.
The final room on the ground floor is the dining room, which is the largest reception room, doubles as a drawing room with a large open fireplace and has handcrafted, floor to ceiling fitted bookshelves to two sides.
Upstairs, and on the first floor, the principal bedroom has an en suite bathroom and connects through to an adjacent bedroom which would make a perfect dressing room. There are a further three bedrooms on this floor, one of which is en suite, and a family bathroom. On the second or top floor, there is one further bedroom and two attic rooms.
The lower ground floor, which is accessed from both the ground floor and the courtyard, holds enormous potential to develop with one’s imagination being the only inhibitor. The Cottage
The Cottage sits adjacent to the road forming part of the northern boundary. Listed Grade II, it has a kitchen, sitting room, conservatory, a bedroom and family bathroom on the ground floor and two bedrooms and a storeroom upstairs. The cottage offers a multitude of uses as well as flexibility. There are a number of popular holiday lets nearby and so, in addition, it offers the potential of a significant income stream.
Outside
Walled gardens surround the house and the street entrance leads into a gravelled courtyard parking area between the house, cottage, coach house and garaging. The gardens and grounds stretch to the south and east. The formal garden is accessed via stone steps leading down from the hallway. At the bottom of the steps, an elegant water feature flows the length of the garden to a pond and fountain. Either side are lawned areas with mature beds at the perimeter. The remainder of the garden is to the east of the house and south facing and includes the most wonderful mature shrubs including a magnificent copper beach tree. There is also a comprehensive kitchen garden, fruit trees and a delightful folly which is incorporated into the south east corner of the walled garden.
Location
The Limes is located in the heart of the pretty village of Tinwell within walking distance of the renowned Georgian market town of Stamford. Road access in all directions is excellent with, in particular, easy access to the A1 which provides a quick journey to the mainline station of Peterborough, or a direct road link to London which is 100 miles away. East Midlands and Stansted airports are both within reach in around 75 minutes.
Many noteworthy public schools are easily reachable and these include Oakham, Uppingham, Oundle and the Stamford Endowed Schools; as well as Witham Hall and Brooke Priory preparatory schools.
There are several outstanding golf courses within a five-mile radius, of which the closest and most distinguished is Luffenham Heath Golf Club some 4 miles away. Rutland Polo Club is 10 miles away and Burghley House is located in Stamford, which is home to Burghley Pony Club and the popular annual equestrian event Burghley Horse Trials.
Rutland Water provides a world-class amenity with sailing, windsurfing, walking, cycling, fishing, birdwatching and a myriad of other activities as well as 1000 acres of nature reserve. At its heart is the Hambleton Peninsula with the renowned Relais & Château Hambleton Hall Hotel.
Directions
From Stamford take the A6121 to Tinwell. As you drop down the hill into the village The Limes can be found on your left hand side just before All Saints Church, which is on your left.
