The south facing gardens are largely laid to lawn, framed with established hedging and tall mature specimen trees and these lawns surround the Mill Pond where there is a pedestrian bridge for access. Beyond this there is a deciduous spinney containing a variety of mature trees including numerous Oak, Ash, Beech and Sycamore trees and there is a concealed log store and a freshwater stream running to the southern boundary.

Outbuildings

Triple Garage Block

Engine Shed (34'1 x 14'7 (10.39m x 4.45m))

The engine shed stands adjacent to the Mill race and formerly housed the rolling stock for the Ise valley railway which has now been removed from the property. This building would prove ideal as an additional workshop, work from home office or studio and would prove suitable for conversion to additional ancillary accommodation subject to planning permission.

Rear Garden

Approached by a York stone terrace leading onto the lawns which stretch away from the house bounded on one side by the Mill race which is fenced and on the other side by established mature hedging dotted with tall mature deciduous trees. At the far end there is a tall close boarded fencing providing complete privacy from neighbouring land. At the rear of the annex there is an additional block paved terrace with a rose and wisteria clad pergola which in turn leads to a walled rose garden.

Services

Mains electricity, gas and water are connected. Central heating to both the house and annex is through radiators from individual Ideal gas fired boilers, one for each part of the house. There is a three phase electricity supply and solar panels also contribute to providing domestic hot water and electricity supply. Drainage is to a klargester private septic tank.

Planning

The property was acquired by the present owners in 1993 and extended in 1991. The annex was converted to residential accommodation in 2007 and subsequently remodelled on the ground floor.

Location

Mill Cottage stands in the Ise Valley approximately mid way between the towns of Kettering and Wellingborough and ideal for access to the A14, A1, M1 link road two miles to the north and the A45 some six miles to the south. The property is convenient for access to the Midland main line due for electrification in December 2020 and accessible from both Kettering and Wellingborough stations. The Wellingborough line provides express services to London St Pancras typically 45 to 50 minutes.

Accommodation Square Feet

The main house provides accommodation of approximately 3,250 square feet and the annex an additional 870 square feet. The triple garage, workshop and main outbuilding provide an additional 1,700 square feet of useable space.

How To Get There

From Wellingborough proceed in a northerly direction along the A509 signposted to Kettering. Proceed up Redhill and through the village of Great Harrowden passing the Wellingborough golf club and continue travelling north through Hilltop. Take the next turning on the right hand side signposted to Finedon and proceed down the hill and over the railway bridge in to the Ise valley. The road then bears left towards Burton Latimer and the entrance to Mill Cottage is immediately on the left hand side.
