Description The property comprises a site which extends to 0.68 hectares (1.68 acres) of former orchard land. The site is bounded by residential development to the north east and to the north west on the opposite side of Aldreth Road and orchard land to the south east and south west.

Planning Outline planning permission (ref: 18/01471/oum) was granted by East Cambridgeshire District Council on 16th April 2020 for the erection of 15 dwellings with new access and associated works, with all matters reserved except for access.

The planning permission is subject to a Section 106 Agreement which requires the provision of 5 affordable houses on the development, payment of an Education Contribution amounting to an estimated £123,325 based on the Indicative Housing mix, together with payments for the maintenance of the open spaces and Sustainable Urban Drainage System.

The Council's recap waste management Supplementary Planning Document requires developers to provide for household waste receptacles as part of the scheme. The agreed financial contribution is £43 per dwelling.

Community Infrastructure Levy The developer will be required to pay the District Council a Community Infrastructure Levy of £90/m2 gia plus Indexation for all open market development. The current charging rate as of 1st January 2020 is £132.39/m2.

Archaeology The developer will be required to prepare a Written Scheme of Investigation for archaeological work prior to commencement of development.

Access Vehicular access to the site is from Aldreth Road which is an adopted highway. A 5.5m wide carriageway is proposed, running into the site with 1.8m wide pedestrian footways either side.

Scheme of Biodiversity Improvements Condition 16 of the planning permission requires the submission and approval of a scheme of biodiversity improvements including the creation of an area of flower rich grassland and planting of a range of orchard trees on an area of approximately 0.20 hectares to the south of the site.

The Vendor will undertake to plant and maintain this area for a period of 25 years in accordance with a Management Plan to be agreed between the Vendor and the Purchaser and approved by the Local Planning Authority.

Wayleaves, Easements, Covenants And Rights Of Way The property is sold subject to all wayleaves, easements, covenants and rights of way whether or not disclosed.

Tenure The freehold of the property, as shown edged in red on the attached plan for illustrative purposes only, is offered for sale with vacant possession on completion.

Value Added Tax The vendor has not made an election to waive the VAT exemption on the property and therefore VAT will not be payable.
