Sellers Insight

Tucked away on a private cul-de-sac on the edge of St Neots is Silverburn, a lovely five-bedroom detached family home that has been beautifully refurbished by the current owners. “We bought the house six years ago and back then it’s fair to say that the whole property was in a very sorry state – on the day we moved in my father had to machete his way through the garden it was so overgrown, ” says the owner. “Nevertheless, from the minute we laid eyes on it, we could see its potential and over time that potential has more than been realised.”

“There’s not one element of the house that has been left untouched, we essentially stripped it right back to the bare bones and started from scratch. Walls have been replastered, skirting boards have been replaced, as have all of the doors and windows. We’ve laid beautiful Quick-Step flooring throughout most of the main living areas, which helps unify each space, and we also took down an old conservatory and built a beautiful new sunroom. We didn’t change the layout as the house was well designed and works brilliantly for modern family life – the large kitchen/diner, the formal dining room and the lounge are all connected with double doors so we can create a fabulous open flow, ideal for entertaining. The bedrooms are really nicely proportioned, and we were able to create a cinema room, which has a projector, a huge screen and surround sound. All in all, it’s a fabulous family home and i’d say it will be pretty much maintenance free for the next twenty or so years.”

“The garden has also undergone a huge transformation, ” continues the owner. “We enlisted the help of a professional landscape gardener who designed a space that’s now ideal for both family time and alfresco entertaining. We have a large patio that spans the width of the house, and from there, steps and a wheelchair-friendly ramp lead onto the lawn, and right at the very end is another patio – complete with hot tub – that catches the last of the day’s sun. The garden as a whole is a very pretty space and it’s also an absolute haven for wildlife.”
“The kitchen, dining room and lounge combined form the real hub of the home. We’ve loved being able to fling open the doors and create a huge space for entertaining, but it’s also nice to be able to shut off each room if you want to create a more cosy atmosphere.”

“This is a location that offers a little bit of everything. We have some beautiful countryside right on the doorstep, we can take a gentle stroll down by the river, and i’ve enjoyed being just a stone’s throw from St Neots Golf Club – I can be on the first tee in under five minutes! We also have easy access to the town so everything we need is here.”

“The house sits on a private cul-de-sac and there’s a really nice sense of community amongst the neighbours. We’ve had street parties and lots of get-togethers during our time here, and during lockdown everyone has looked out for one another.”

“We’ve had some wonderful times in this house, it’s been such a happy home, ” says the owner. “i’ll be sad to go, but it’s time for a new family to fill the house and i’ve no doubt that they are going to love living here.”

Local Information

St Neots is a charming riverside market town of Saxon origin. The town was an important paper-making center during the 19th Century with the first machine created paper made here in 1798. Some of the original mill buildings can still be seen by the river.

The core of the town centers around a broad and spacious marketplace; one of the largest in England. A traditional market has been held here weekly since 1135 offering a selection of goods including locally produced foods. Many characterful 17th and 18th Century properties can be found lining the square and in the narrow streets leading off it. The town centre has a range of brand and independent shops, banks, restaurants, bars and a multi-screen cinema. The town is well served with supermarkets including: Waitrose, Tesco, Aldi, Lidl and M&S Foodhall.

The Great Ouse meanders to the west of the town and is popular with pleasure craft and anglers. A lovely riverside park runs the length of the town and forms part of the Ouse Valley Way and is the venue for a variety of events throughout the summer months.
