Description
Larch Tree Farm is a wonderful family home, supported by an excellent guest cottage and very good domestic outbuildings. Including grounds, gardens and pasture, the property extends in all to about 36.56 acres.

The principal house was constructed is the late 1990s in the vernacular of a Georgian farmhouse. It is of regular dressed Gritstone construction with windows showing plain stone cills and headers, and an attractive projecting porch. The house sits under tiled roofs with handsome coped gables. Reclaimed timbers have been used in the construction of the property to great effect and it adjoins and blends seamlessly with original farm buildings at the east and west sides. The style of construction carefully echoes the Grade II Listed cottage that sits within the curtilage, but the construction methods are modern and include timber framed double glazed windows. Whilst the style of the property is entirely convincing, the internal proportions are very generous with high ceilings, well-proportioned rooms and an excellent layout which is very much in tune with modern life.

The property offers exceptional uninterrupted views over its attractive gardens and land, and to the countryside beyond.

Accommodation
A set of double, partially glazed doors open into the entrance hall which has a tiled floor. To the west, the generously proportioned drawing room offers wonderful views to the south, and a glazed door flanked by full height windows leads out to an extensive seating terrace. There is a very good Adams style chimney piece with fluted pilasters and intricate mouldings and a gas fire. North of the drawing room is the sitting room which has a vaulted ceiling with exposed timbers and a mock fireplace with a bolection moulded chimney piece. Beyond the sitting room is a very generous study, which like the sitting room has a vaulted ceiling and exposed timbers. The study can be accessed independently from the courtyard.

West of the hall, the family kitchen is finished with bespoke timber cupboards, surmounted by granite work surface and with a central island dividing the preparation area from the dining area. The east wall is constructed with very attractive reclaimed bricks and there is a very good inglenook style fireplace formed with a heavy bressummer under which sits a range cooker surrounded by stone worksurface. Also set into the wall is an American style fridge/freezer. A glazed door flanked by full hight windows leads out the terrace and gardens. The dining room is adjacent to the kitchen and as with all of the rooms on this side of the house, offers wonderful views. Beyond the kitchen, an inner hall leads through to a generous laundry and utility room and a fantastic workshop which has its own independent access.

There are four well-proportioned bedrooms on the first floor, each with built in wardrobes and en suite bathrooms.

Larch Tree Cottage
Situated on the far side of the courtyard, and set behind low stone garden walls, Larch Tree Cottage is a very attractive Grade II Listed 18th century farmhouse of modest proportions and with many of its original features still present. There are attractive structural timbers, plank doors and some very good fireplaces. In the kitchen, there are parts of a cast iron range and a copper.

The property has a kitchen, a former service lean to with low stone benches and salting slab now forming a wine cellar, two reception rooms, and on the first floor, three bedrooms together with a bathroom.

Outbuildings
Created from the former granary, and attached to the house, there is a double garage. This building is complete with its original external stone staircase now leading to a useful storeroom. The storeroom can also be accessed from the workshop.

To the west of the house, a further stone outbuilding offers additional garaging and storage.

Gardens, grounds and pasture
Approached from Hazelwood Hill, a drive leads through to a superb courtyard formed by the house, together with its outbuildings and the cottage. This area provides access to all parts of the property and ample parking areas.

Attractive gardens have been developed on the south of the house, with shaped lawns connected by pathways and a lovely selection of hardy shrubs, herbaceous perennials, and attractive clipped box. A stone slabbed terrace spans the width of the house and is a superb place to sit and enjoy the exceptional views.

There is a good timber glass house set on low stone walls, and also an orchard.

Extending to the south and west, the adjoining farmland is well divided by traditional mixed hedges into a number of fields.
