Longmoor Lane, Breaston DE72

Description
Former litho supplies and long eaton rewinds building, longmoor lane, breaston, derbyshire, DE72 3BQ

guide price: £ 650,000 plus

for sale by sealed bids closing at 12.00 on Friday 11th December 2020

An excellent opportunity has arisen for developers to acquire substantial vacant industrial premises which are situated in a very desirable Derbyshire village location backing onto open fields and the former Sandiacre to Derby canal.

Prospective buyers will be immediately drawn to the obvious redevelopment potential of the brown field site and buildings, which subject to the usual planning consents being put in place, potentially offer a very rare open market opportunity.

The majority of the buildings have been in the same family ownership now for many years and following vacation by the last tenants the family has decided that it was time to realise the asset, and offer it for sale in its entirety on the open market, as a site suitable for residential redevelopment.

Clearly there are all sorts of development possibilities available to interested parties, especially in the light of the well-publicised desire to re-open the former canal to the rear. If completed this would provide a waterway link towards Derby. The entire site being sold which is broadly rectangular to the front and rear is approximately three quarters of an acre in size.

Informal discussions with the planning authority at Erewash Borough Council have indicated that a scheme of residential re-development would be appropriate and as such a sketch plan is available showing one possibility with 7 four bedroomed detached houses with integral garages (please contact our office to request e-mailed copy of plan). A higher density alternative use maybe also considered acceptable by the planning department as well, and interested parties are invited to make their own enquiries on this point.

Method of sale: The property is to be offered for sale by sealed bids to be received either by post or email to the offices of the sole agents Wallace Jones by Friday 11th December 2020 no later than midday prompt.

We have received instructions from our clients that no offers are invited or will be considered prior to the above deadline in December.

When putting your best and final offer forward you should also attach any conditions imposed relating to your purchase. For example, if your offer is made subject to finance or subject to any necessary planning consent, then this should be clearly stated on your offer document.

Our clients reserve the right not to accept the highest, lowest or indeed any of the offers that they might receive. They have also expressed a preference at this stage that priority would be given by them to parties offering with the minimum amount of conditions attached. Our client's preference at this stage therefore if possible, is that the property would be sold on a subject to contract basis only, but they are prepared to consider alternative proposals.

All parties placing a bid will have an acknowledgement provided back to them by the agents within 24 hours. In putting forward your offer you should confirm the name of the party looking to purchase along with full contact details including personal names if it's a company based purchase, addresses, landline and mobile numbers, agents details if retained, confirmation or details of finances.

The offer should be expressed as a fixed amount in words and numbers, and not be related to any other offers that might be received. If preferred the prospective buyer can make a number of alternative offers as long as the basis for each and any conditions attached is clearly identified on each respective offer.

It is hoped that the successful buyer will be notified by close of business on Friday 18th December 2020 prior to the Christmas break up.

If successful as the nominated or preferred buyer, you would then be expected to exchange contracts either on an unconditional or possibly conditional basis by no later than 29th January 2021 with completion to take place six weeks thereafter.

In the event this timetable cannot be complied with, then the sellers will reserve the right to withdraw the contract from the preferred bidder and offer an alternative contract of sale to another party.
