House For Sale £475,000
Agnes Street, Brighton BN2

Description
Guide price: £475,000 freehold

Agnes Street is an attractive residential road running between Wellington Street and De Montfort Road in Brighton. The area is hugely popular with a wide demographic with a particular emphasis on young professionals, commuters and families. Brighton city centre, North laine and the mainline station are all within walking distance, while closer to home is an extensive collection of shops, cafes and pubs. The William Clark Park, known locally as 'The Patch', is a short stroll away, as is the ever-popular Elm Grove Primary School.

The property itself is a beautifully decorated Victorian terraced house with stylish and contemporary accommodation arranged across its two floors. Approached from the street a small front-garden provides some separation from the street and adds to the character of the property. On entering, the elegance of this home is immediately apparent and is highlighted by a column radiator and Victorian mouldings, while the engineered oak floor flows throughout the ground floor. To the front is the first of the reception rooms; this stunning room is bright and spacious, benefitting from a large bay window complete with shutters. The tiled fireplace is ready-made for a woodburning stove. The second reception room is again immaculately finished with bold blue walls matched with retro-wallpapered alcoves and an attractive wood-burner. The kitchen is to the rear and has been intelligently designed to maximise worksurfaces for the culinary-minded while the gloss white base units provide plenty of storage. A single-drainer ceramic sink is matched with slim-white tiled splashback and perfectly complements the grey walls.

Upstairs, to the rear, is the bathroom. Unsurprisingly this has been designed and styled to the highest standard. Oversize stone wall tiles are contrasted with the darker tones to the floor and this ties in beautifully with the contemporary white suite of bath, separate shower cubicle, wash basin, wc and bidet. To make those early starts a little easier, underfloor heating has been installed with independent controls. To the front of the property is the principal bedroom; large and spacious with a bay window complete with shutters, while thick carpet and column radiator add to the cosiness. The second bedroom is next to this and is another good double with built-in wardrobes and views to the rear. From the landing there is a hatch providing access to the loft; we understand this to be of a suitable size for conversion, subject to necessary building consents.

To the rear of the property, accessed from the kitchen, is the southerly rear garden. The sunny patio allows plenty of room for summer barbeques. The current owners have recently installed a superb garden studio – currently used as a home gym, but ideal for those that need to work from home. Fully insulated and fitted with power and lighting this is a huge bonus for the next owners.

What the owner says:

"We moved to our home 7 years ago and have loved living here. We will honestly be sad to leave. We were first attracted to our house because it was bigger than the average terrace, had a sunny, south-facing garden and was set back from the road on a friendly, quiet side-street. The location has been perfect; we are 20 minute's walk from town, 25 minute's walk from the beach and 15 minutes' walk up to the racecourse and South Downs. The views from the racecourse provide some of the best in Brighton of the sea and surrounding countryside. There are lovely local cafes and restaurants and fresh produce in the near-by open market.

Our home was a bit neglected when we bought it as it had been rented out for a while so we set about doing some significant renovations. We've installed a new boiler, new windows, doors and wood-burners, re-modelled the kitchen and bathroom and decorated every room. Phew! We have loved bringing colour, art-work and design ideas in to our home and we hope it feels warm and inviting when you look around.

Our last major renovation has been to build a garden room, which we currently use an a personal training space and home gym. It's been brilliant to have this space, especially during these times when the gyms are closed. If working out isn't your thing, it will also make a perfect, spacious home-office, with room for more than a couple of desks.

We hope you enjoy living here as much as we did and have fun making it your own."
