House For Sale £850,000
Paddy's House, Canterbury, Kent CT2

Description
This modern four-bedroom home is set in a wonderfully quiet location in the centre of the village of Westbere, near the historic city of Canterbury in Kent. It was built in 1965 by local architect, Robert Paine and extends to over 2,100 sq ft internally. The house occupies a raised position on a plot of just under one acre, surrounded by mature trees, with views over a church.

A long driveway leads to the house from Church Lane, with off-street parking for at least two cars. The house is arranged over split levels, with living accommodation on the ground floor. The current owners have beautifully restored and renovated the house, celebrating the original mid-century details whilst creating a unique, light-filled and contemporary home.

Entry is through a door to the front of the house. To the left is a fantastic living room with a high, pitched ceiling, clad in wood and large floor-to-ceiling windows that bathe the room in light. A glazed door opens onto a spacious balcony, which in turn has steps leading down into the garden. Original parquet floor runs underfoot and there is a wood-burning stove. The kitchen is a generous room with white-painted wooden cabinetry, brick-tiles and a butler sink. This room leads into a dining room, and then through double doors onto a south-east facing sun terrace. On the ground floor there is also a spacious utility room, cloakroom and shower room.

There are two double bedrooms on the first floor, both with impressive vaulted ceilings. One is currently being used as a study and is lit by a corner window which opens onto a Juliette balcony. There is also a shared family bathroom on this floor. There are two further bedrooms on the lower-ground floor, with a shower between them. There is also a walk-in linen cupboard.

The house is perfect for working from home and the extension, built in 1972, is already successfully used as a study. A workshop is situated to the side of the house and there is potential to add further outbuildings in the garden for additional office/studio space.

Well-established gardens wrap around the house. Over a century ago a previous owner of the land, George Philip Haydon, and an expert in breeding narcissus, planted over thirty varieties of daffodils and bluebells which have resulted in a garden bursting with colour every Spring. Glimpses of Westbere Lake can also be seen through the trees.

The house is very well-positioned in the bucolic village of Westbere, with the conveniences of Canterbury close by. A unesco world heritage site, Canterbury is a beautiful cathedral city in Kent, renowned for its excellent schools, cultural centres and places to eat and shop.

There are also many good pubs and restaurants near the house, including The Old Yew Tree in Westbere, the celebrated Fordwich Arms and restaurant and farmer’s market The Good Shed. Many outdoor pursuits are accessible from the house, including wild swimming and canoeing in the River Stour in Fordwich. Cycling is also popular in the area, as well as walking.

Margate is within 25 minutes from Westbere, and is home to the Turner Contemporary, Dreamland and restaurants such as Angela’s and Hantverk & Found. It’s also infamous for its numerous independent shops and boutiques. Whitstable is even closer and is highly favoured for its stretch of beach, and its thriving independent high street, arts scene, working harbour, and diversity of places to eat and drink. Grain and Hearth is a particular favourite with locals, for sourdough bread and excellent coffee, alongside The Sportsman.

The house has excellent links to London, with trains from Canterbury to London St Pancras in under an hour, or from nearby Sturry station in one hour and 25 minutes.
