Monk's Walk Yard, Buriton, Hampshire GU31
previous price £650,000

Description
Monk’s Walk Yard presents a superb opportunity to create a contemporary home in the heart of The South Downs to the designs of the multi-award-winning practice Rural Office for Architecture. Set within the walls of a charming Grade II listed cart lodge, the three-bedroom house would provide around 3,138 sq ft of internal living space across two storeys, with a paddock, private terrace, and off-street parking. Despite its rural setting, rail connections to London are very good, with nearby Petersfield station providing a direct route to Waterloo in approximately one hour.

Rural Office for Architecture are perhaps most well-known as recipients of the riba House of the Year Award 2017 for their ground-breaking Carbon Neutral Estate, Caring Wood. Recently selected by the Architecture Foundation as one of the best emerging practices in the UK, they have established a distinguished reputation for working within and responding to rural settings, to create innovative and sensitive modern architecture.

Located in the picturesque village of Buriton, the house has a private driveway, leading from the road to a parking area suitable for several vehicles.

The new designs would set out the primary living areas and master bedroom across the ground floor, with three beautifully proportioned bedrooms in the floor above. Placing emphasis on areas that attract the sunlight, expansive panels of glazing would be set within oak frames, capitalizing views out to the terrace and meadow and allowing light to flood through the interior.

Materials have been carefully selected to mirror the rural vernacular. Rotating oak louvres would be paired with Sussex brick, planked-timber wall linings and bespoke cabinetry. Existing stable walls would be painted white, with lower bands stained in grey. Bays of oak cladding would wrap the façade, providing privacy to the winter garden and kitchen area.

The ground floor would comprise an open-plan kitchen and dining area set at the easterly wing, with an adjoining utility space, cloakroom and ground-floor shower room. A snug is also positioned on this level, and a winter garden, set opposite, will merge interior and exterior spaces. On the westerly side of the ground floor is a beautifully designed master bedroom and en-suite bathroom.

The first floor would accommodate two cabin-style bedrooms, a third, larger bedroom arranged within the roof void, and a snug to provide overspill accommodation or additional family space.

Externally, the plot extends to around one third of an acre. The terrace, immediately adjacent to the house, would be a wonderful position for eating outside in warmer months, whilst the paddock, to be developed as a wildflower meadow, provides an extended garden.

Full planning documents and tender drawings are available on request.

Buriton is a sought-after village in the heart of The South Downs National Park, adjacent to The Queen Elizabeth Country Park. There are two local pubs and a large pond forming the village centre. Nearby Petersfield, just under three and a half miles to the north, has a broader selection of daily amenities, including a Waitrose. Winchester, Guildford and Chichester are also within easy reach.

The house sits with catchment for a good selection excellent schooling options, including Churchers College, Bedales and Ditcham Park. The village also has a local primary school.

Transport connections are good, with the train station at Petersfield providing a direct service to London Waterloo in approximately one hour. The A3 also provides good regional transport links to the M25 and beyond.
