House For Sale £1,500,000
Church Farm, Station Road, Leicester, Leicestershire LE9

Description
This substantial seven bedroom family home, steeped in history has been lovingly restored by the current owners. With origins from the Tudor period, Church Farm House has been significantly enlarged over many centuries although most of what we see today is consistent with the Georgian period with high ceilings, period fireplaces and multi pane windows.

Church Farm House stands on the site of the former Hall of the Manor of Elmesthorpe, it is believed that before the Battle of Bosworth King Richard III and his troops spent a night or two in and around the church on their way from Leicester to the expected clash with Henry Tudor's army near Hinckley. Receiving news of their rivals at Bosworth, they marched through Stapleton onto Ambion Hill and their destiny. During the early 17th Century on this site in addition to the already ruined church stood a large timber Hall set in extensive pleasure grounds with many fish ponds a number of which remain to the present day. It is believed that the hall was destroyed by fire during the time of the English Civil War (1642 to 1651). Sometime around 1710 the first part of the farmhouse was built and it is believed that some of the structural timber work from the Hall was reused in the construction and can still be seen today. The house was later extended by renowned resident Mr Richard Fowke who was an avid historian and apparently kept a splendid museum in the house. Further extended during the Victorian era the house remained the centre of a working farm until acquired by the Land Settlement Association in 1935 as the home and offices for the Estate Manager. In 1970 it was again sold as a working farm, during the 1980s the farm was broken up and the house became a private grammar school. It was converted back into country home in 1999 and current owners have elevated this house further with a mixture of character and contemporary style to a fantastic family home you see today.

A large reception hall with exposed Tudor timbers and feature staircase creates a superb first impression and provides access to the vaulted cellars. Off the hallway are four large reception rooms, indoor heated swimming pool and a superbly fitted breakfast kitchen with oak cabinets and granite work surfacing. Two staircases serve the accommodation that is arranged over three floors which includes three bathrooms, a self contained annexe and a number of loft rooms that offer further potential.

The property occupies a large plot that extends to approximately 0.8 of an acre or thereabouts and has an extensive gravelled driveway, garage and former stable. An additional paddock of approximately one acre and a two storey office building is available by separate negotiation.

Elmesthorpe is a small village situated within South West Leicestershire. The property is within easy reach of a wide range of day-to-day amenities found in the nearby villages of Barwell and Earl Shilton and the Dixie Grammar School is within easy reach at the nearby town of Market Bosworth. Junction 1 of the M69 provides access onto the A5 and M6 and Junctions 20 and 21 of the M1 motorway are also easily accessible.
