House For Sale £600,000
Pitney, Langport, Somerset TA10

Description
The agents says...
Hillside House is a former farmhouse built of natural stone elevations with brick quoins under a tiled roof. Windows on the front elevation are of the double hung sash casement type. There is a 1694 date stone on the front elevation, but it is thought that the house may have origins dating back to Tudor times. The house has a wealth of period features associated with houses of great age including lovely flagstone flooring throughout the majority of the ground floor, two large inglenook fireplaces, one in the dining room, the other in the drawing room, a newel staircase and some ancient doors. The house has immense charm and character and blends different periods of architecture seamlessly into a comfortable family home. If desired, the house could be adapted to better suit modern living with the option to remove the two walls between the kitchen and the study to create an open plan kitchen diner and family room, and the possibility to expose the beams in the master bedroom and create a vaulted ceiling in the kitchen with beams and roof lights (subject to consents).
The property

At the front of the property, either side of the wide entrance hallway, are the sitting room and study, with the kitchen and dining room accessed from the inner hall at the rear. Off the rear hall is a utility and separate WC and a door out to the garden. All of the reception rooms have beautiful fireplaces, with a pretty tiled surround in the study and impressive inglenooks in both the sitting and dining rooms. The dining room has huge feature beams framing the door to the staircase up to the eaves room and there are original flagstone floors throughout the living areas.

The main staircase rises from the rear hall up to three double bedrooms and the family bathroom. The master bedroom has a pretty fireplace, fitted wardrobes and ensuite shower room with a large airing cupboard and built in storage. The fourth bedroom, in the eaves, is independently accessed from the staircase off the dining room, making it perfect for a guest/craft room or home office. If the kitchen and study were made open plan there may be scope to create a guest suite/self-contained accommodation from the dining room and eaves bedroom above if this were required (subject to planning).
Gardens and grounds

The front of the house is separated from the road by attractive railings with a narrow lawn behind and ?ower borders edging the property. The gravel parking area to the side has low stone walls and is accessed by double timber 5-bar gates. At the rear is a lovely seating area behind the kitchen, with a hand water pump feature. A path along the back of the house leads to the parking area and log store. The large and private walled garden is set back into the hillside, with planted borders all around and plenty of space for chickens. A stone path leads from the house up to the feature curved wall at the end with a lovely metal tree bench.
Surrounding areas

Hillside House is located in the charming village of Pitney, situated at the eastern end of the Somerset Levels, about two miles from the small town of Langport. Pitney is mostly made up of the stone built period houses and cottages for which this part of Somerset is well known. The village has a church, playing fields, inn and farm shop. Langport has a good range of everyday facilities and the towns of Sherborne, Castle Cary, Somerton and Glastonbury are all within easy driving distance. The regional centre of Yeovil, county town of Taunton and the cities of Wells, Bath and Bristol are also all within commuting distance. The area is well served by a number of independent and state schools including High Ham Primary, Huish Episcopi Academy, Millfield, All Hallows, Downside and Hazlegrove, together with the schools at Bruton and Sherborne. Leisure activities are available throughout the area and include: Golf courses at Long Sutton, Wheathill, Yeovil, Taunton and Sherborne; walking and riding opportunities on local footpaths and bridleways; and sailing on the Chew Valley Reservoir and along the North Somerset coast. Transport links are very good, with mainline railway stations at Castle Cary and Sherborne connecting with London Paddington and Waterloo respectively. The A303 can be joined at Podimore to the south, giving good access to both London and the Home Counties via the M3/M25 route and the West Country via the A303/A30/M5 route. Bristol International Airport is also commutable for longer journeys.
