House For Sale £350,000
Ardings Close, Ardingly, Haywards Heath RH17

Description
Description *Guide Price £350,000-£365,000* Tucked away in a quiet cul-de-sac, this is an excellent family home that we know will excite plenty of buyers. We really like the flow of the ground floor, a double aspect sitting and dining room allows plenty of light to flood in throughout the day. The kitchen provides plenty of storage and work surface area and there is space for a range style cooker, fridge freezer, dishwasher and washing machine. We also like the fact that both the dining area and the kitchen lead you out to the garden. The ground floor accommodation is completed by useful entrance porch area which is the ideal spot for coats and muddy boots.

The three bedrooms on the first floor work well, bedrooms one and three are to the front whilst bedroom two is to the rear and has a view over the fields. We also think that the third bedroom is slightly wider than many and has the additional benefit of a storage cupboard too. The bathroom is located to the rear and overlooks the garden. Other homes within the close have extended to the rear and we believe that subject to the necessary approval being granted, there is an excellent opportunity to increase the size of this home.

The garden size is also another key selling feature of this home. Laid to paving, there is a summerhouse and two sheds, as well as a view over the field behind. There is also the benefit of an allocated parking space within Ardings Close.

Location
We really like the quiet location of Ardings Close. A pathway takes you to the south end of the High Street, where it meets Lindfield Road. The High Street is the hub within village where you'll find the Post Office and convenience store. For those that enjoy the outdoors, there are plenty of public footpaths on your doorstep to explore and make the most of. Stroll down the road and pop into The Fellows – our favourite bakers, where the apple and cinnamon croissants are out of this world. One of our go to pubs in the area is The Gardeners Arms – the food is excellent (we highly recommend their H&W Burger!) Further up the road is Wakehurst Place which is part of the National Trust. There is St. Peter's C of E primary school within the village and also Ardingly College, one of the very best independent schools in the South East. A short drive takes you into the beautiful village of Lindfield which provides a more comprehensive range of village facilities. Haywards Heath station with its commuter service to London Victoria and London Bridge in under an hour is just over three miles to the south.
