Welcome to Bemerton Farm, equidistant between Lower Bemerton and Quidhampton, both pretty villages with history and culture. The property for sale is approached via a private driveway and gardens on an exclusive development of 16 residences for the over 55's, with three acres of communal and well-maintained grounds, the whole of which is surrounded by countryside and views over an adjacent golf course on three boundaries.

Bemerton Farm was renovated in 2003 from a model farm built in 1863 by the Dowager Countess of Pembroke. It lies between the famous historical market town of Salisbury to the east and Wilton, also full of history and culture, to the west. Using many of the original features, the varied properties are mostly built in a pretty lime-washed stone, each having its own private patio. There is also a private walled garden for the use of all owners having extensive lawns, an sextagonal gazebo in the centre and on one side, the River Nadder flows by. Further views of countryside and fields surround it.

This 3 bedroom terraced property faces west and is well-designed in terms of practicality, space and style as it gives a sense of living in the heart of the countryside yet is less than two miles from the centre of Salisbury. With a handsome and traditional lime-washed exterior and effortlessly modern on the inside, it embraces an attitude which contains the best of both worlds. It overlooks an expanse of grass with mature trees lining the border, beyond which lies partial views of the golf course.

On entry, the hall is bright and spacious with stairs ahead; running parallel is a short passage leading to the downstairs cloakroom and utility room. Off the hall is the sitting room which is light and airy with a patio door, and a window overlooking the grass areas to the front of the property. Wall mounted lighting adds atmosphere at night. It is a large room with pale walls and carpets and personal alarm system is located here worked through the base telephone. This room leads into the dining area which continues in style and decor, overlooking to the rear a courtyard containing a central bed of plants with a sundial in the middle.

The smart and stylish kitchen, with tiled floor, is compact but well-planned containing integral Miele cooker, Neff 4-ring hob with extractor fan, dishwasher, integral fridge freezer, pull-out larder cupboard and a 1 1/2 sink unit with a water softener beneath. There is plenty of workspace plus two carousels in the lower corner cupboards. There is also the view to the rear of the property and the enclosed courtyard.

Return to the entrance hall with under stair cupboard, the downstairs cloakroom/utility room has a washing machine with drier cycle, toilet, basin and coat cupboard. There is a door to the boiler and another to the broom cupboard containing the fuse boxes and meter.

At the top of the stairs, to the right is the first of three bedrooms with two beds, a built-in wardrobe and access to the loft which is boarded the whole length. The window has far reaching views over the golf course and fields to the side.

Along the landing is the main en-suite bedroom which is also front facing, with fitted cupboards and vanity unit all along the far wall. The en suite shower room, with shower cubicle, sink and toilet, has built in shelving, partially tiled white walls and a heated towel rail.

On the other side of the landing is the third bedroom, currently being used as a study which again overlooks the rear of the property with the courtyard. The main bathroom has an overhead shower unit, glass shower screen over the bath, partially tiled walls, electric towel rail and separate shelving as well as storage space in the cupboard under the basin.

Outside, the extensive gardens, shared with the other residents, provide a real sense of community with paths and benches to just relax on and enjoy the passage of Nature's seasons, the space and beautiful views. The riverside garden with its many fruit trees, plum, pear, apple and fig, is accessed by a locked door, and is a good place to entertain friends and family when weather permits. The banks on the River Nadder give wonderful views both up and downstream and provide a soothing backdrop with plenty of bird life, swans and ducks to name but a few, to enjoy. The maintenance of the grounds, the services, external insurance of the buildings and the Estate Manager provided by Cognatum, the management company, are all included in the quarterly service charge

The buildings of Bemerton farm were renovated to be both beautiful and functional to include a courtyard enclosed by the stone houses with slate roofs. There is the original large circular stone dovecot, still containing its rightful inhabitants, and also, surprisingly, a WW2 pillbox. Lower Bemerton itself is a quaint yet vibrant village with an active social scene which includes film nights and a local history group. It has a beautiful small church, St Andrews with a large attractive community room available for various activities. There is also a local Co-Op, fish and chip diner, garage with shop and Post Office along the A36 nearby. Quidhampton has a popular country pub, the White Horse, which holds many specials' nights, and a lot of varied activities are arranged throughout the year including, for example, an annual flower and garden competition, a monthly charity quiz and coffee mornings. Both villages have raised very helpful support teams of during the Covid crisis.

The Cathedral City of Salisbury is within cycling and walking distance, under two miles, with an excellent range of shops, a twice-weekly market, an acclaimed theatre, and Arts Centre and many fine pubs and restaurants. An hourly bus service from Salisbury to Wilton and back passes by every day except Sundays, with the bus stop just by the main entrance. The market town of Wilton has Wilton House, the ancestral seat of the Earls of Pembroke and a variety of independent shops and cafes, a parkland area, a wonderful garden centre and a small outlet shopping village. The New Forest National Park is easily accessible as is Southampton and the coastal towns of Christchurch and Bournemouth.
