general remarks To be successful, tenders will need to reflect an element of "Development value" as the land is allocated for residential development subject to full planning consent being obtained. This field is likely to be purchased as an investment and let for farming purposes until available for development.

Property description Field TA1668 2525 extends to approximately 3.527 hectares being 8.71 acres approx. The land is top quality Grade 2 agricultural land as is the surrounding area and has been farmed by the Seller on an arable crop rotation basis using contractors.

Price overview It is expected that this field will sell for a price in excess of its agricultural value to reflect the "development value" potential of the land for future development purposes. Dependent upon the price offered over and above agricultural value it would be the Seller's preference not to have to impose a Development Clawback Clause.

The Seller however reserves the right to do so if offers do not live up to expectations. The imposition of a Development Clawback Clause or otherwise will be agreed with the successful tenderer before the tender is accepted.

Soil type The soils are identified in the Cranfield survey as slightly acid heavy loamy and clayey soils prone to seasonal water waterlogging.

Cropping The land will take most crops and has been farmed on arable rotation for many years by the Seller using contractors . The crop growing is Spring Beans and the following crop will be Winter Wheat. The Seller will work the land and sow the following crop for which the purchaser will pay on a "Seeds and labour" basis to be determined by the Seller's agent.

Development potential In 2016 East Riding of Yorkshire Council received ratification of the new Local Plan for the development of Bridlington over the next 13 years. This field was allocated for residential development as part of a larger allocation known as Brid-c (Easton Road).

This field is at the North Western end of the allocation and has no road frontage and so is likely to be developed towards the end of the main allocation which is sufficiently large that it will have to be developed in phases which could take several years once the initial land acquisition occurs to commence development of the site.

The main development site access is required by the Council to be from Well Lane corner marked with a red marker on the plan on the front page of this sale Brochure.

Services There are no services currently supplied to the property.

Basic payment scheme The land parcel is too small by itself to enable a claim for the Basic Payment Scheme but the parcel is registered on the Rural Land Registry. There are no Entitlements with the land.

Stewardship There are no Stewardship Schemes affecting the property.

Sporting rights None.

Rights of way and easements To the best of the Seller's knowledge there are no Rights of Way over the land for the benefit of another and there are no easements crossing the property.

Field access At the time these details were first published the land is being contract farmed by the contractor who also farms the remainder of the field by which he obtains personal access rights. Normal access is by public byway along New Pasture Lane but this is currently overgrown and awaiting Council clearance which has been promised for mid September 2020.

Directions From the Old Town/Scarborough Road roundabout follow the signs for Scarborough and take the second left onto the New Pasture Lane Estate.

Take the first left on Northorpe Rise and follow this road right round up Burstall Hill and with the school grounds on your right turn left onto Auburn Close and then right onto the New Pasture Lane footpath.

The field is the one at the end of the footpath approx. 300 metres down New Pasture Lane and until the access has been cleared you may have to follow the dog-walkers route to get close to the field to see over the fence (There are no rights of way in this respect).
