House For Sale £4,250,000
Mortimer Lane, Mortimer, Reading, Berkshire RG7

Description
Mortimer House is believed to be situated on land which once formed part of Reading Abbey Manor, owed by the Abbot of Reading. After the dissolution of Reading Abbey in 1539, the land was sold to the Lucas family who later sold The Manor House in Mortimer Lane to its tenants Thomas Bever. It then became known as Bever House and stayed in the Bever family, principal land owners in Mortimer for generations in the 19th century. It was then sold in 1808 to Richard Benyon and became known as Mortimer House. The Benyon family owned the property until 1976. The Benyon family now own the Englefield Estate.

Mortimer House is a stunning Grade II listed Georgian country house arranged over three floors. The house offers exceptional family and entertaining accommodation on a grand scale. There is a fine reception hall opening to a stair hall with its spectacular staircase over which is a glass cupola dome which allows light to flood in to the main body of the house. There is a wonderful large kitchen/breakfast family room with a high vaulted ceiling, open fire and French doors opening to the garden. Beyond is a scullery. Both the drawing room and dining room are of fine proportions with high ceilings, open fires and large windows overlooking the garden. There is also a games room with an adjacent home cinema with tiered seating. There are excellent domestic offices including a large laundry and boot room. Approached off the principal landing is the main bedroom suite with its twin dressing rooms and adjoining bathroom.

The bedroom has floor to ceiling sash windows and has wonderful views over the garden and adjacent farmland. There are three further bedroom suites and also a first floor study with commanding views over the garden and farmland beyond. To the second floor are two double bedrooms, both with adjoining bathrooms and one with a sitting room, ideal for teenagers or as guest suites. Adjoining the main house is the annexe which provides excellent staff or guest accommodation and has its own separate entrance.

The cottages lie to the north of the main house and provide excellent ancillary accommodation. They are currently divided into two, as shown on the floorplans. These could be converted into one dwelling if required, and are ideal as staff accommodation, extended family or potential rental income.

The garden and grounds are a prominent feature of the property and the principal garden lies to the south and east and adjoins open farmland. The garden is laid mainly to lawn with a number of mature trees. There is an attractive partially walled garden with a heated swimming pool, adjacent to which is a summer house with WC and plant room. The pool has an electronic security cover. The walled garden also provides a delightful sheltered entertaining area. Beyond the pool and behind the walled garden is the tennis court, adjacent to which is a pond. The main house is approached via a gravel drive with wrought iron electric gates and there is a secondary access drive with double wooden gates to a separate gravel parking area. Within the drive courtyard is the garage block with garaging for three cars, it also houses the biomass boiler and woodchip pellet hopper. Other outbuildings provide workshop, former buttery and granary, and there is a timber framed building that in the past has been used as a gym.

Mortimer House is situated to the north of the village of Mortimer and is surrounded by open farmland which is within the ownership of the Englefield Estate. The village provides useful day-to-day shopping requirements. Despite occupying a rural position, the property is ideally located for access to London via the M4 which lies to the north, and also access to Mortimer station which is under 1 mile away providing easy access to branch line services to Reading and Basingstoke, linking with rail network providing fast and regular services to Paddington and Waterloo respectively. Heathrow airport is within 30 miles and Farnborough airport is easily accessible for private jets.

The surrounding area provides excellent leisure and sporting activities with the Wokefield Park Hotel lying to the north where there is an 18 hole golf course and luxury spa.
