Land For Sale £375,000
Shielbridge, Glenshiel, Kyle IV40

Description
Shiel campervan and campsite is located on the
west coast of Scotland on the road to the Isle of Skye. The campsite extends to approximately 2.21 acres with the retail site extending to approximately 0.24 acres. This opportunity provides a fantastic development site for a new
tourisim development.

The property is offered for sale as a whole or in
2 lots as follows:

Lot 1 – Shiel Campsite
Lot 2 – Shop/Fuel Station

The Business
Our clients have owned and operated the business in Shiel Bridge for some 23 years and have reluctantly placed it on the market due to relocation. The site is positioned alongside, and with stunning views of the Five Sisters of Kintail on the main A87 routing which leads to Kyle of Lochalsh and to the Isle of Skye beyond. Turnover is derived from fuel and shop sales along with income from the caravan park and campsite which sits in behind the fuel station.

The campsite has 16 hard pitches for caravan/
campers and space for 75 tents, this could be rejigged to cater for the huge increase in camper vans on the road. There is a toilet and shower block along with a dishwashing area on site. The shop is licensed and offers a good range of groceries along with the fuel. There was formally a small café/restaurant in behind the shop, our clients converted this to a studio flat and is where they currently live.

Fuel
The fuel is supplied by Gleaner and is in the first
year of a 5 year supply agreement. There are 2 tanks, 1 of which is used for unleaded and 1 partially used for diesel and partially unused.

Shiel village lies on the south east shore of Loch
Duich at the foot of Glen Shiel, in the Lochalsh area of the Scottish Highlands. The A87 road passes through Shiel Village, continuing on along the north coast of Loch Duich, passing Dornie, Nostie and Kirkton on to Kyle of Lochalsh. Kyle of Lochalsh has a good range of local amenities including railway station, supermarket and primary school.

Just south of the village are the Five Sisters of Kintail, a sub-range of the Western Highlands
containing three Munros (Sgùrr na Ciste Duibhe,
Sgùrr na Càrnach, and Sgùrr Fhuaran). Golden
eagles, red deer, and wild goats are among some of the area's native species.
