2 bed Flat For Sale £295,000
Greengate Street, London E13

Description
A super serene one bedroom apartment, on the first floor of a brick fronted Victorian end terrace moments from Plaistow Park. With bright white walls and lots of light, it's in impeccable decorative order. You're in a good location, handy for all the amenities and attractions of the area.

The generous living spaces here mean this is an apartment that punches above its weight. The star of the show has to be the fab kitchen diner, with more than enough space to cook, eat and relax. There's the added bonus of loft storage too, so no need to live with clutter. The self-contained living room can easily serve as a second bedroom if needs be.

If you lived here…

You'll walk up to the first floor into your welcoming hallway, and find your living room straight ahead. It's 160 square foot of space with soft carpet underfoot. Next along is your bathroom, a calm space with outsize neutral tiling to one wall. There's a shower over the tub and a modern white suite, plus a handy shaving outlet above the sink.

Your second bedroom/reception is just over 100 square foot and in a cosy spot, with more carpet underfoot. Lastly you'll find your wonderful kitchen diner of almost 220 square foot. Two windows including a bay window fill the generous space with light. Engineered flooring lies underfoot, and white units line one wall, offset by warm wood worktops.

You're just ten minutes on foot from Plaistow Station for the District and Hammersmith & City lines, the latter taking you to Liverpool Street in just over twenty minutes. The appealing green space of Plaistow Park is right on your doorstep whenever you need a breath of fresh air, and West Ham Park is only fifteen minutes' walk away if you want a change of green scene.

A word from the owner...

"We were immediately drawn to our flat. As an end-of-terrace Victorian conversion, the property is very well proportioned with high ceilings and lots of natural light streaming into the kitchen. We were also attracted by the large loft space which is incredibly useful. The location for zone 3 east London could not be better. Plaistow Tube station is just 10 minutes away on foot, which has been great for travelling directly into the City, and opposite us, there is a bus stop to Stratford where Westfield serves all shopping needs. The famous Greenway path runs through our street, which is amazing for cyclists.

The property is situated opposite Plaistow Park and is also within viewing distance of a highly recommended nursery and newly renovated gp surgery. There is a Tesco on the corner which is very convenient and over the past year, new places have sprung up within a few minutes’ walk such as a Brazilian butcher, a café and a sweet shop. There is more to come as the area surrounding the tube station is currently undergoing a major regeneration project.

The sense of community has really become evident over lockdown and we have enjoyed supporting neighbours’ small businesses like a fantastic Vietnamese homecooking service and a patisserie started by a local classically trained pastry chef! We will be looking to stay in the area in the future."
