2 bed Flat For Sale £450,000
Colls Road, London SE15

Description
Neat two bed first floor flat on a quiet residential Peckham back street, just a four minute walk from Queens Road Peckham Station, and the cool area which is fast-emerging in its environs (it even has its own cocktail bar now!).

You’re also just a 15 minute walk from Nunhead and Peckham Rye stations (Fare Zone 2), Nunhead’s high street area and Rye Lane. And it’s the same distance for central New Cross. Leasehold.

In the main front door and your front door is ahead - there's just one flat below you. From here you go upstairs to the half-landing level. The smaller of the two bedrooms is set at the rear of the building - of over 8 feet by over 6. As throughout, the decor is neutral.

Adjacent is the cute kitchen; it’s a neat modern fitted one with a west-facing square sash window over the stainless steel circular sink.

Next door is the modern and windowed bathroom, with over bath shower and large profile tiling.

From the half-landing, the main bedroom is set to your right (over 11 feet by over 9), with sash window and on-trend custom-made shutters.

Lastly, the roomy reception room takes the width of the flat. It’s over 14 feet by over 11. An opened-up fireplace is a nice central focus, and two sash windows face south - so you’ll enjoy fabulous light throughout the day. Bespoke shutters on the lower panes are most welcome, as is the long open view down (similarly pretty Victorian and residential) Dayton Grove.

SE15 is enjoying much regeneration - most locally, Queens Road Peckham Station has had a recent and pleasing makeover. And London Overground trains have been improving the already-good central London connectivity since 2012. You’re two stops from London Bridge on regular services.

The Blackbird Bakery, in one of the arches by the station, is a popular spot for coffee, cake and pizza nights. Mamma Dough, Peckham Cellars and Beer Rebellion are also popular (just a few minutes away on foot) and new already-popular additions are Kudu and Smokey Kudu for cocktails (the former with a Bib Gourmand already!). Grab some pre-loved furniture at Vintique in another of the qrp arches.

Other local recommended restaurants are Peckham Bazaar on Consort Road and Banh Banh on Peckham Rye.

The Peckham Coal Line is an exciting crowdfunded project that’ll link Peckham’s two stations with a linear park (who needs nyc!). Works commence early 2021.

You’re a short walk from Peckham Library and leisure centre, and Peckham Rye Station, Blenheim Grove and Bellenden Road (where gastronomic delights include Levan, The Begging Bowl, Artusi and Ganapati), and you’re also close to New Cross - for Goldsmiths University (with brilliant contemporary art gallery and Curzon cinema) and Telegraph Hill’s pretty Victorian parks plus Saturday Farmers’ Market.

Nunhead, Dulwich, Camberwell, Deptford, Greenwich and Brixton are also close for more options.
