we have carried out a complete renovation of the property as follows: The roof was in a very bad condition so the roof was completely re tiled, membrane and insulated with used slates to maintain the outward appearance. The insulation we installed was in accordance with building control and exceeds the standards required by building control. The house had no heating at all so we had a complete central heating system installed as well as all the plumbing replaced and upgraded to cater for two bathrooms and modern appliances ie. Washing machine, dishwasher etc. We had a whole new gas supply to the house and resituated the electricity metres and fuse box from the hall to the alley. The entire house was rewired which included the removal of all previous wiring etc, this enabled us to increase plug sockets and light fittings in the property, including outside light, alley lights and power points in the shed. Due to the upheaval of the above works we took the opportunity to employ a timber specialist to treat all the joists, floorboards and other woodwork usually inaccessible. We felt even though the work was not required whilst we had the opportunity to do so for piece of mind. All of the windows are wooden sash windows and were in poor condition, we employed a company specialising in sash windows to refurbish them all including the fitting of draft excluders. In the front sitting room was an small open fire place which we installed a log burning stove. The old bathroom has become an office/study advertised as bedroom 4 and can very easily be converted back into a small bedroom. The old WC has now become a linen room/study. The entire rear garden was covered in crazy paving we removed this and created a patio area, path leading from alley and the remainder laid to lawn with borders and shrubs. The front garden is enclosed by railings which we have made good. The front of the house was covered in a latex based stippled paint which we removed to reveal the original stucco finish which has been weather proofed.
