This Charming Cottage for sale in Lilbourne village, is full of character and history and is simply brimming with traditional features.

It has a beautiful setting overlooking the Village Green where, in the springtime, the Cherry tree is a beautiful ball of pink blossom. It also has a post box and a new war memorial to mark the 100th anniversary of the end of the First World War alongside the new memorial bench.

The village is also conveniently located if you need access to the M1, M6 or A14.

Being Grade II listed, this property is believed to date back to the 1730's and as its name might suggest, was once the village bakery. The cottage is quirky and interesting and despite having just a couple of low ceilings, is it surprisingly bright and airy.

"It hadn't been the type of property I had been originally looking for at all, but I fell I love with 'The Old Bake House' as soon as I walked through the front door and made an offer that same day."

You enter the property through a beautiful traditional front door with its impressive antique Lion door knocker – an addition made by the previous owner. You are instantly met by the welcoming features of the dining hall, with its beautiful beams and an attractive fireplace. Not only does this area lead to all the other rooms but it really does set the scene for the rest of the cottage.

The sitting room, again, full of character and beams is always warm in the winter with its cosy wood burner and cool in the summer. If its more to your liking, hidden under the carpet here apparently is a refurbished parquet floor. Historically, the front door used to be in this room where there is now a stained-glass window, which reputedly came from the village church.

A rear hallway, also leading to a useful downstairs cloakroom, provides access to both the rear garden and kitchen/breakfast room. Modern Shaker style units were added some years ago along with a Belfast sink and wooden work surfaces and include a number of built-in appliances.

"I used to have a table and chairs in here and would enjoy my breakfast watching the odd horse and rider trot by the window."

The stairs and first floor landing, again brimming with character, has a useful study area with a walk-in airing cupboard leading off. The generous bathroom has been recently refitted providing both a bath and walk-in shower.

The stairs lead off further to the most glorious double height bedroom with its beams and exposed brickwork to the chimney breast.

"It is one of my favourite places to be in the cottage and is a lovely space to sleep and wake up in".

From this room, a doorway leads to the second double bedroom which has views over the Green to the front and includes a range of built-in wardrobes.

The garden has been designed to be quite maintenance friendly with a slate chipping pathway and gravelled border. There are some planted borders to as well as a generous patio with side pedestrian access being available from The Horsepool.

One very useful feature of the garden, particularly in this current climate is a summer house/workspace measuring 13'10 x 10'7.

As many of us have had to work from home this year, this would make a great studio, treatment room or office. There is no heating in here, but there is power and lighting so that can easily be resolved.

"The summer house was my workspace and together with a gazebo on the patio it was where I spent most of my time, both summer and winter. I had a bird feeder outside the doors and was amazed at the variety of visitors who used to call. I had my first ever sighting of a green woodpecker at close quarters here and a hedgehog was a regular summers evening visitor".

There is a small fishing pond on the outskirts of the village and down Hillmorton Lane, a new nature park has been added in recent years.

"From Lilbourne, there is a lovely walk to Catthorpe passing over the river Avon, with the Mote and Bailey, the church, the old railway station, where you can still see the remains of the platform in the undergrowth and Catthorpe Manor. I have often seen Muntjac deer along this road".

Lilbourne village has a lovely sense of community, which during lockdown has proved to be a haven for the locals. The village pub, the Steam Turbine, has been doing take away meals, and a group of villagers have made sure everyone has everything they have needed. There is a community minibus, which takes the younger children to the Primary school in Yelvertoft, runs a shopping service into Rugby and is available for private hire.

"I have made many friends in the village, some of whom will remain a part of my life wherever I go, but as I sadly say goodbye to The Old Bake House to start a new chapter of my life, I hope that whoever moves here will enjoy it as much as I have."

I couldn't have put this better myself, so allowed the vendor to tell you her own story, but if this sounds like the sort of home and environment that you would like to enjoy, please give the friendly team at Campbells a call and we will be happy to help you.
