House For Sale £899,950
Brabourn Grove, London SE15

Description
Three double bed bay-fronted end of terrace Victorian house - of 1027 square feet - on a quiet Nunhead back-street, accompanied by a south-facing garden with both direct and side access. Parking is unrestricted, on-street.

Nunhead's high street area, Nunhead Green (plus Victorian library and community centre) and Nunhead Station are a five minute walk. Queens Road Peckham is a seven minute one, and for Peckham Rye Station and Rye Lane - stroll 15.

The house is respectfully-modernised (double-glazed sash windows, for example) and in great decorative order; you’ll needn’t lift a finger here!

A neat walled front garden sets you back from the pavement. In the front door and to your right, you’ve got double doors into the through-reception which runs over 24 feet. Pale walls and carpets set the scene for the property tour. Double doors open onto the side return area of the garden.

Down the hall, clock the built-in under stairs storage - cupboards and shelves, and there’s a handy downstairs loo too. At the foot of the hall you’ve got the double-aspect kitchen/dining room. This runs over 15 feet and has a bay window area that’s perfect for your table and chairs. The fitted kitchen is a smart modern one with stainless steel handles and a slick granite counter. Cupboard space is pleasingly plentiful. Walnut flooring flows through the kitchen and hallway.

Double doors open from this room onto the garden which is in two zones: One paved (with tasteful York stone), one lawned. A timber side gate blends nicely with the garden’s fencing, and allows super easy access for gardening, cycles, or garden guests. There is a bike shed in the side-return area which is staying.

Up to the first floor at half-landing level you’ve first got a modern bathroom to your right, with simple white sanitary ware, large profile tiling, and a skylight window. The back bedroom is over 12 feet by nearly 8.

From the landing, on your left is your second bedroom (this time over 10 feet by over 9), with a big alcove wardrobe. The master bedroom rests to the front of the house - of 14 feet by 11, and with a custom-made wardrobe to the far alcove.

Local schools include Edmund Waller and St Thomas the Apostle School and Sixth Form College. Local parks include Peckham Rye Park and Common, and Telegraph Hill’s parks with delightful Saturday Farmers’ Market. And Nunhead Cemetery is delightful - one of ‘The Magnificent Seven’.

Nunhead has a well-stocked high street with pharmacy, green grocer, butcher, excellent wet fish shop (Soper's) and bakery (Ayers). A Co-Op joins the list next year too. Goodcup is good for a coffee, Four Hundred Rabbits is top for pizza, and El Vermut and Babette are recommended as well.

SE15 has top restaurants - some include Kudu (and Smokey Kudu cocktail bar) on Queens Road, and Peckham Bazaar on nearby Consort Road. Book ahead! The Bussey Building & Copeland Park and Peckham Levels are also close for the trendiest of pop-up eateries, drinkeries, exhibitions and the like. The triangle at the end of Peckham Rye is abuzz with cool places to eat and hang out. A few worth a mention are Mr Bao, Banh Banh and Pedler. Bellenden Road, Rye Lane and Blenheim Grove are close for more options.

The Peckham Coal Line (linear park) is an exciting future development for the area - initial works commencing 2021.

Getting about is embarrassingly easy - no excuse for a taxi! Grab a regular or Overground train at Nunhead, Queens Road Peckham and Peckham Rye stations. You’re located between these three. Or take a bus from nearby Queens Road - the 436 is a good route to Victoria.
