House For Sale £599,950
Ansdell Road, London SE15
previous price £625,000

Description
Victorian two bed end of terrace house with a wide frontage and interesting non-residential heritage which saw the building reputedly used as a delicatessen and as a ceramics workshop. The house has an east-west orientation meaning you get light throughout the property, throughout the day.

Delivered over three floors and 821 square feet, you’ve got a huge open-plan reception/kitchen to the ground floor, and a bedroom to each upper floor (with the bathroom on the first floor). A cute as a button, low-maintenance courtyard garden completes the package; facing west with a twist of south.

The street? Is a tree-lined residential one between Nunhead and Queens Road Peckham stations (walk all of seven minutes to each). Nunhead’s charming high street, Victorian library and central green and Conservation Area are also close, as is the up and coming area around qrp Station. Peckham Rye Park and Common is but a 10-15 minute walk.

A neat, walled and wide front garden sets you back from the pavement. In the front door and you’ve a handy cupboard to your right. White walls, a pair of double-glazed windows and double-glazed French doors are all welcome features in the impressive ground floor space that’s over 300 square feet. The fitted kitchen is a gloss white modern one set on two walls. Open at the foot of the room to the really private, shingled and part-walled courtyard garden.

Head up the stairs for the first bedroom - a big double that’s the width of the house - nearly 19 feet, with lots of built-in storage. The stripped wooden floor boards are a smile-bringer. We like the green hue walls too.

The property’s windowed bathroom is also on this floor - set to the rear of the house. It has a simple white suite, large format wall tiles, and an over bath shower.

Take the stairs to the second floor - once a loft - now another double bedroom, with stripped floors. Accessible eaves storage is a good place for suitcases and the like. The room is lit by two skylight windows.

Nunhead has a London-village feel with central green, playground and community centre (by aoc architects), and excellent established staples which include Ayre’s bakery and Soper’s wet-fish shop. Newish popular arrivals include El Vermut, Babette, and Four Hundred rabbits (posh pizza).

The Old Nun’s Head is a reliable local. Other strong local pubs include The Telegraph at The Earl of Derby and Skehans. And the house is just a 10 minute walk from our favourite restaurant: Peckham Bazaar.

You’re close also to all things Peckham: Kudu, Smokey Kudu, Mamma Dough and Blackbird Bakery are all a bit fab - near qrp Station, and you can walk all of 16 minutes for Rye Lane (where you’ll find Peckham Plex Cinema, Peckham Levels, The Bussey Building plus high street shops, markets and banks), and Peckham Rye Station. Bellenden Road is easily walkable too - for gems of restaurants such as Ganapati, Artusi and The Begging Bowl.

It’s a short stroll to the Telegraph Hill area’s Victorian parks with views, tennis courts and a weekly (Saturdays from 10am) Farmers’ Market. Locally, Nunhead Cemetery is a beautiful Victorian one (one of ‘The Magnificent Seven’) with organised tours, and butterflies, birds and beautiful big trees.

For more options, Camberwell, East Dulwich, New Cross, Deptford, Brockley and Greenwich are all but a short journey.
