House For Sale £1,995,000
Grove Park, London SE5

Description
Camberwell’s leafy Grove Park - within Camberwell Grove Conservation Area - is an early C19th garden estate (off Georgian-house-flanked Camberwell Grove), later built up with handsome Edwardian suburban housing. The properties here are both generous and gorgeous, with wide and deep gardens; this semi-detached specimen is no exception!

Nearing 2,500 square feet, over three full floors, and recently refurbished and improved (including many new high-tech windows), you have five bedrooms, two bathrooms and a huge through-reception, plus an extended kitchen/diner onto the huge garden of circa 80 feet, side access, and smart off-street parking to the front of the house.

Denmark Hill Station - Zone 2 and on the Overground network - is but an eight minute walk. Or walk 11 to Peckham Rye Station/14 to East Dulwich Station.

Local schools include Lyndhurst, Dog Kennel Hill and The Belham primaries, plus The Villa Nursery and Pre-Prep. School. The Dulwich Independents are an easy drive as well.

In the front door and you open into the impressively-large hall. To your right, your through-reception with stripped floors flowing through (a big theme through the house), stretches nearly 30 feet from the square front bay through to French doors at the foot of the second reception space. Two cool fireplaces, bespoke window shutters and old school style rads (find these throughout the house) are welcome features. We also love the picture rail, coving and ceiling rose detail. And we’re simply swooning over the sky-high ceilings.

At the foot of the hall you can access the generous cellar - an ideal store and utility space. The kitchen/diner door opens from the foot of the hall too: An awesome double-aspect one, stretching over 25 feet to sliding doors onto the paved area of the huge garden. The fitted kitchen’s a modern yet timeless one, with traditional stove too and built-in pantry cupboards to the near corner.

The garden’s a wonderful retreat, bordering gardens to its three sides - it’s a very green bit of town! A healthy lawn and borders allow a blank canvas for any manner of treatments if you want to go fancier, and the soil’s good up here.

On the first floor’s half-landing you’ve a double bedroom with fireplace, and a modern bathroom (with over bath shower) set to the rear of the building. Delightfully, French doors from the bedroom deliver you to a substantial balcony to garden vistas.

From the main landing, a master bedroom takes the width of the terrace - it’s 19 feet by over 13, with two windows to calm street views. And adjacent is a third bedroom - of over 13 feet by over 12. Each bedroom has an original alcove cupboard and attractive original fireplace.

The second floor puts on a superb show too! We love the rear double-aspect double bedroom (15 feet by 11) with exposed brick wall, vaulted ceiling, and skylight too. It’ll be a tough one whether you choose this or the traditional front room as your bedroom. Next door is a handy guest loo.

Ascend (noting the lovely skylight) for a huge bedroom of 22 feet by 12, with plenty of accessible storage. You also have an en suite contemporary shower room.

What a position! On delightfully-high ground, with trendy Bellenden Road just half a mile away, and cool central Camberwell a similar distance. Three Zone 2 stations are an easy walk - London Bridge, London Victoria, Clapham Junction, Kings Cross St Pancras and Canary Wharf (via Canada Water), among other destinations, are all quickly reached.

Lettsom Gardens is popular with locals with woodland and allotments (get your key for a nominal yearly fee). Local parks include Ruskin Park - with a lot going on for the kids (including paddling pool and wildlife garden), Warwick Gardens and Peckham Rye Park and Common. Burgess and Brockwell Parks are strong too. The Peckham Coal Line (linear park between Peckham’s two stations) will begin to emerge early next year - exciting!

A large Sainsbury’s store is local on Dog Kennel Hill, by Dulwich Hamlet fc. Independent shopping is easy - top shops on Bellenden Road include Flock & Herd butchery and Review bookstore, plus newcomer Gather (plastic free Peckham!). On East Dulwich’s Lordship Lane we particularly like smbs Foods, William Rose, Mons, Moxon’s and The Cheese Block. The Hill Bakery is wonderful (on Grove Lane), or grab a loaf from Anderson’s on Bellenden Road.

Central Peckham is quite the cultural, gastronomic and social hub (as well as having handy high street shops and banks) - with summer rooftop bars, Peckham Levels, The Bussey Building and Copeland Park Complex, and regular events and pop-ups.

You are mere minutes from some of the most lauded restaurants south of the river! We particularly like The Camberwell Arms, Artusi, Levan, The Begging Bowl and Ganapati. Casual eats are also excellent - for example Theo’s and Silk Road on Camberwell Church Street.

Local drinking establishments of note include The Crooked Well, The Montpelier, The Vic Inn, The Phoenix and The George Canning.

Gallery-life? South London Gallery, Dulwich Picture Gallery and Goldsmiths Centre for Contemporary Art are all close.
