House For Sale £2,000,000
St. Georges Road, Twickenham TW1

Description
This immaculate four-bedroom detached house, with private courtyard garden, was completed in 2019 to a design by London-based architects tdo. Occupying the site of a former coach house and measuring 2,150 sq ft internally, the house is a rare and well-conceived modern addition to traditional architectural vernacular of the St Margaret’s Estate Conservation Area. The house has direct access to the coveted St Margaret’s Trust Grounds, approximately twelve acres of private landscaped gardens with sprawling lawns, tennis courts and a beautiful lake.

The house is arranged over three levels and is almost completely new. It was built to incredibly high standards, with well-being in mind, and as such has a mvhr (Mechanical Ventilation and Heat Recovery) system to ensure optimum internal conditions and air quality as well as an Air Source Heat pump. The current owners used ecological and natural materials where possible, including voc-free paint. The design emulates the original exterior form of the original coach house, while elegant contemporary interiors are revealed on entry.

The house is set behind a lovely courtyard garden, which also provides off street parking for one car. A side gate here leads to one of the three verdant green spaces that comprise The St Margaret’s Trust Grounds. The gardens once belonged to a manor house and were enclosed for the exclusive use of residents when the Victorian garden suburb was planned. There are three separate gardens, all gated, one of which has views over the River Thames.

The ground floor is open-plan, with a well-conceived olive-green kitchen by Plain English at one end that is bathed in light from a wall of Crittal doors that open onto the garden. The house has been curated with an acute attention to detail and a refined palette, resulting in a series of cohesive contemporary spaces. The kitchen worktops are marble, the floors smooth poured concrete and there is an extensive use of walnut wood and Crittal throughout. At the other end of the plan is the living room, with recessed windows and bespoke cabinetry.

An imposing steel staircase leads to the lower ground floor. This wonderfully open space is currently used as a family room and has a more industrial aesthetic than the upper spaces, with bare-brick details and soaring exposed ceilings. There is a guest bedroom and a home office at one end of the plan, and a bathroom beautifully finished with grey tadelakt and plant room at the other end.

The top floor of the house contains three bedrooms and a family bathroom. The principal bedroom has an en-suite bathroom, a juliet balcony and large bespoke wardrobes.

The house has a Premier new build warranty until 2029.

The St Margaret’s Trust Grounds are historic gardens that can be directly accessed from this property and a small number of others in the area. Contributions to the upkeep of these private Grounds, which are enclosed by houses and do not border on any public roads, is approximately £840 per year. There are community events throughout the year, including easter egg hunts, fireworks displays, summer sports days and tennis tournaments.

Twickenham is well known known for its green spaces, proximity to the Thames and outstanding historic architecture. There are lovely walks along the Thames path, and Kew Gardens and the Old Deer Park are close by. There are also some excellent pubs nearby, including the locally-loved White Swan at Richmond and The Turk’s Head in Twickenham
