House For Sale £330,000
Alpine Road, Easton, Bristol BS5

Description
Situated at the centre point of Easton, Greenbank and Whitehall is this extended three bedroom house. Upon entry to this late 1920s home, you can see the considerable work that went into its redesign. The front reception room has a feature gas fire with stone surround and benefits from double glazed windows in the bay, with all windows throughout the house being double glazed. Double doors lead through to the dining room with further double doors into the kitchen area. The kitchen is a fantastic social space, with units surrounding the outside, including an integrated double oven in the tower unit with plug and space for a microwave in the cupboard above, a hob with adjacent griddle below s/s hood, as well as an integrated Bosch dishwasher. The Vaillant boiler is in the kitchen providing central heating throughout. French doors open out onto the patio and garden beyond. There is also a W/C and a bespoke desk setup currently used as an office space. The first floor comprises a main bedroom complete with a substantial walk-in wardrobe, a second double bedroom with fitted wardrobes, a single bedroom and a family bathroom with an electric shower and whirlpool bath. The loft, accessed by a fitted ladder, is well insulated and substantially boarded out and lit to facilitate storage; it also benefits from a twin action Velux window which allows views of the distant Dundry Hills and also access on to the roof. The property boasts a well-proportioned patioed south-facing garden with shed and pond, ideal for socialising.

Alpine Road is a brilliantly convenient location, just around the corner from the cafes and independent shops on St Marks Road. For commuters, the area is within walking distance of the city centre, with buses and trains also running frequently through the area. A big pull of this area is also the Bristol/Bath cycle path, just minutes away, which can be a great commuting route or a track out of the city and into the countryside. The area is very popular with families due to its strong sense of community and close proximity to Whitehall Primary School, rated outstanding by Ofsted. Local Area
Alpine Road is positioned at the heart of Easton, a classic BS5 street, being community-centred. Easton is a popular and trendy pocket of Bristol, being so close to the city centre and easily accessible by foot, bike, by road and by train. At the same time, its proximity to both the M32 and the A431 to Bath make it an ideal spot for many. Easton is by no means, however, a dormitory neighbourhood and offers an abundance of community areas, events and activities and Britannia Road is central in this hugely popular area. Nearby, St Marks Road boasts a number of Bristol's finest independent shops and restaurants, such as Bristol Sweet Mart and the Thali Cafe. The nearest primary school, Bannerman Road Community Academy is rated 'Good' by Ofsted, with other nearby schools such as Whitehall and May Park also very well-regarded locally, further enhancing the appeal of the area to families. For those who like sport and organised activities, the area is a short walk from the Easton Leisure Centre and is also home to locally renowned sports club, Easton Cowboys and Cowgirls. For those who like running, walking and cycling, the area is also served by the Bristol Cycle Path and many parks and green spaces.

Our Seller Says…

‘Having lived here in this house for many years and also spent my early years in Greenbank I have many fond memories and associations with the area and it will be a great wrench to leave. However, it is now time to move on - hopefully you will enjoy the house and area as much as I have - Alpine Road really has so many benefits.
Over these years, I have personally fitted out the house, so that it is user friendly and easy to maintain with plenty of in-built storage space around the house including the kitchen where you will find an abundance of hidden draws, pull-out racks and also pull-out ironing board. The separate utility sink is a real help at times as is having a downstairs cloakroom. We have barely used the dishwasher so it remains practically as new.
The easily maintainable garden is a sun trap in summer when we would enhance it with hanging baskets and pots. Spot the maze in the patio! The tree in the garden behind adds to the scene, particularly colourful in pink spring blossom or deep red autumn leaves. The well established pond, again easy to maintain, is all set up and can be lit at night. Sitting on the pond wall, watching the fish and listening to the water trickling over the waterfall is so relaxing. The shed has its own electrical supply and lighting and is well kitted out in shelving with a solid workbench.’

Energy Efficiency
The current energy performance rating for this property is ‘D’ with the potential for ‘C’.
