House For Sale £2,000,000
Paines Hill, Steeple Aston, Oxfordshire OX25

Description
A charming and beautifully presented imposing village house, partly 18th century, with an early 19th century, late Georgian, symmetrical facade.
The façade probably came from Middle Aston House.
Better known in the past as "The Doctor's House", it was built by Mr Perry the Doctor in, or soon after, 1806 and it continued to house the village doctor for more than a hundred years.
The principal rooms enjoy the feel and proportions synonymous with this period. A much loved home with family life centred from the large family kitchen which opens on to the wonderful, west facing, gardens.
The layout can be seen from the floor plans. There are many period features including fireplaces, windows, doors and stairs. Generous accommodation is spread over the three floors, with an attic room in addition.
Detached from the house is a Cottage, perfect for two generational living or working from home.

Steeple Aston has a strong village community and amenities include a local post office and village shop and the Red Lion public house which serves local ale and pub food. There is also an excellent primary school in the village, Dr Radcliffe’s ce, and the village lies within the catchment area of the highly regarded secondary school The Warriner in nearby Bloxham.
The larger centres of Oxford (15 miles), Deddington (4 miles) and Woodstock (7.5 miles) have a wide range of amenities. There are excellent private schools in Oxford, Bloxham and the surrounding area. Public footpaths are accessible from the village, including the Cherwell
Valley South walk – a 7 mile rural route taking in Steeple Aston and a scenic stretch of the canal. Soho Farmhouse at Great Tew is nearby.
Steeple Aston is well placed for both Oxford and Banbury. The M40 junctions 9 and 10 are easily
accessible. Bicester North railway station is 9 miles away providing an excellent service to London
Marylebone on the Chiltern Line (from about 50 mins) and to Birmingham (from Banbury from
about 50 mins). The railway station at neighbouring Lower Heyford is only about 0.8 miles away and with 12 trains a day each way has a good service to Oxford and Banbury. Similarly the S4 Oxford-Banbury- Oxford bus service stops in the village 12 times a day each way.

The gardens at Paynes Hill House are a particular feature, beautifully landscaped, mature and well-tended. Partly walled with lovely wide herbaceous borders and lawns. There is an enclosed kitchen garden and a less formal area running down to a small stream.
There is off-street parking in the courtyard between the house and annexe and a double car-port/garage.
In all just under 1.4 acres.
