House For Sale £1,595,000
Redberry Grove, Upper Sydenham SE26

Description
New-build four bed, two bath detached eco house - built to a design by architect Ian McChesney - with a generous south-facing garden opposite woodland (how wonderful) and gated off-street parking too.

The one-off property delivers over 2000 square feet and is set in a breathtakingly-beautiful private plot, situated on one of Sydenham Park Conservation Area's principal streets.

You’re in leafy Upper Sydenham; close to Forest Hill, Sydenham and East Dulwich town centres. Walk just nine minutes down Dartmouth Road to Forest Hill Station (Fare Zone 3) - for regular and Overground services.

The house was built following Passsivhaus principles using prefabricated timber frame construction, and it’s clad in reflective black glass panels - delivering a clean, crisp appearance. The flooring throughout is thermal engineered oak, with under-floor heating. We applaud the almost-excessive use of iroko-framed glazing throughout; taking full advantage of the delightful natural vistas from all aspects (inclusive of two rare Turkey oaks; all the site’s mature trees were retained in the sensitive development of the plot).

The house rests at the end of a short line of handsome period homes straddled by two streets: Private gravel no-through road Redberry Grove, and Albion Villas Road (both streets resting off Sydenham Park Road). The house has entrances facing both roads - the Redberry entrance has been designed to be more formal (access by foot), while the Albion entrance is more utilitarian (access by car).

Steel and iroko steps lead you to the huge front door. An independent entrance hall is a pleasing welcome, with large built-in closets.

A pocket door to your right lands you in the enormous and triple-aspect living room (full-height windows feature here) which stretches over 26 feet. In the centre of the room you have a fancy Dik Guerts wood-burning stove.

Slide double pocket doors open to reveal the impressive independent kitchen space (or leave them open 24/7 if you prefer connected spaces): A high-spec affair that’s fitted out with Gaggenau appliances and a large central island, as well as plenty of large cupboards. There’s ample space for a dining table in this room and you have a side door to a terrace area that’s complete with a pond!

The ground floor tour is completed with a downstairs w.c and separate utility/boot room with the property’s secondary front door.

A bespoke oak staircase provides the access to the first floor. The stairwell is delightfully glazing-heavy. From the lovely bright landing, all the four bedrooms are doubles and have wonderful woodland views and generous built-in custom-made closets, plus thermoshade Japanese blinds to their respective windows.

The master bedroom is the most southerly and has a double-aspect and an en-suite bathroom. It’s 14 feet by over 14. Two regular doubles with east-facing windows are next door - of over 12 feet by over 9 feet, and of over 13 feet by over 10.

The fourth and final bedroom is double-aspect and is over 14 feet by over 11. The property’s main bathroom is set next to this. As with the en suite, you have both bath (free-standing) and independent shower and large profile tiles, and the sanitary ware and fittings are contemporary in style.

Forest Hill - your closest hub - has a buzzy and friendly town centre, with a large Sainsbury’s store and loads of pleasing independent offerings; including a brilliant free range butcher (The Butchery) and lots of cafes and cute shops too.

The Dartmouth Arms is one of our favourite fh pubs, and the Sunday roasts are particularly delicious. The Sylvan Post is a quirky real ale place - with a respectable menu - in an old Post Office.

For more options, local towns include Sydenham, East Dulwich, Honor Oak, Brockley and Peckham.

Forest Hill has a modern leisure with Victorian facade - just a five minute walk away. Horniman Gardens and Museum are well worth your weekend-time, as is the Devonshire Road Nature Reserve and One Tree Hill (fabulous London skyline views up here). You're also close to Sydenham Hill Wood and Cox's Walk.

Forest Hill Station is close for London-bound trains, and Overgound services to Hoxton, Clapham Junction and Canada Water (for Canary Wharf) among other destinations. There are also plenty of useful bus routes upon the South Circular.

Local schools include Eliot Bank (co-ed primary) and Sydenham School (comprehensive girls’ school). Sydenham High School for Girls and the Dulwich independent schools are also only a short drive away.
