House For Sale £1,200,000
Buttermans, Broke Hall, Nacton IP10

Description
An opportunity to acquire an exceptional property within the magnificent Broke Hall Park on the banks of the River Orwell with panoramic views of the surrounding countryside.

Named after the nearby Buttermans Bay, in the River Orwell, and one of the first of the former estate buildings to be converted, Buttermans was thought to have been the former blacksmith’s forge. Tucked away on the edge of The Park, the house enjoys a tranquil, secure and secluded position with stunning panoramic views over the meadow and woodland of the valley beyond, a designated Area of Outstanding Natural Beauty. The property has benefited from substantial investment by the present owners with works including a complete re-roofing and the creation of the impressive central gallery hallway with its Karndean herringbone patterned flooring and library area off. The accommodation, which is well laid out, extends to some 3,277 sq ft, offering flexibility of use with the main rooms enjoying the splendid views to the east across varied countryside of the neighbouring valley.
The accommodation features an open plan l-shaped sitting/dining room with full height windows and central French doors opening onto one of three areas of terrace, as well as having a large corner bay window to the dining area. The fully fitted kitchen is open plan to a breakfast area with access onto a wide, sheltered and secluded, part-walled terrace complete with a covered verandah area, making it ideal for alfresco dining, and there are also laundry and utility rooms.
The north wing accommodates four double bedrooms, each with en-suite bath/shower rooms, as well as a flexible use study and office, plus a further cloakroom.
Outside

To the front, a balanced brick façade has a pair of oak doors opening into the entrance hall and there is an expansive tarmacked parking driveway, fronting onto which is the double garage, with its electronically controlled doors and an adjoining workshop/studio with a covered log store beyond. To the rear the three terraced areas link, each providing the opportunity for alfresco dining and each enjoying the wonderful views. Beyond, the gardens are laid mainly to grass and feature a mature central holm oak tree and an open boundary with the neighbouring meadowland. In all the property extends to about 0.7 of an acre.
Location

Broke Hall, a magnificent red brick Georgian mansion, is a Grade II* listed building set in a secure parkland setting on the north bank of the River Orwell, at the end of a quarter-mile-long lime tree avenue drive and is surrounded by a Repton-designed deer park.

The Hall was the ancestral home of the Broke family, having been granted by Henry VIII to Sir Richard Broke, who was at the time First Baron of the Exchequer. However, the most notable scion of the family was Admiral Philip Broke, who was honoured for saving the reputation of the Royal Navy by his famous victory, off Boston Harbour in 1813, when his ship, hms Shannon, defeated and captured the frigate uss Chesapeake in the American War of 1812.

The Hall and Orangery have subsequently been divided into apartments, and within the grounds, the former estate buildings have been converted into a limited number of detached, high quality, freehold homes. Broke Hall Park is administered by a residents’ association with a modest annual charge for parkland and driveway maintenance. There is access to the foreshore, from where dinghies can be launched, and to a riverside path, which leads to the neighbouring village of Levington and beyond.

Nacton village, home to the well-reputed Orwell Park Prep School, also has a primary school and excellent village store. The A14 and A12 are just 2 miles away, providing links to the Suffolk Coastal resorts, Cambridge, the Midlands and London’s M25, whilst main line rail services run regularly from Ipswich to London’s Liverpool Street Station in about 70 minutes.

There are excellent water sport opportunities on the Orwell and Deben estuaries, including the nearby Levington Marina, golf courses at Ipswich, Rushmere, Seckford, Melton and Woodbridge, together with a full range of shopping and commercial facilities in Ipswich
