3 bed Flat For Sale £699,950
New Cross Road, New Cross SE14

Description
Beautifully and sensitively renovated three bedroom, two bath apartment of 990 square feet, delivered over two floors of a beautiful Grade II listed Georgian (1826) townhouse within New Cross’s Hatcham Conservation Area - which was designated a ca in 1990.

Delightingly, the property boasts a generous private rear garden of 45 feet - with not one but two points of access - and welcome bonus features which include an oversized windowed entrance hall, and an independent plumbed utility room.

Walk just four minutes to New Cross Gate Station for Overground and regular train services.

This handsome terrace has deep lawned front gardens - setting you well back from the pavement and road. From the front path, take a few steps up to the front porch area and large front door (admiring the handsome railings en route - swoon!), then from the communal hall your own front door is on your left. The spacious hall also has a handy coat/outerwear closet. A cast iron radiator sits to the right of the hall’s tall arched sash window - these are pleasingly found throughout the property.

The first room on the tour is the south-facing front reception room - of over 12 feet by nearly 12 - with a beautiful working fireplace with marble detailing. Walls, woodwork and picture rails are graced in a deep navy hue, and stripped boards feature underfoot.

Adjacent to the reception you have the kitchen/diner of over 10 feet each way, with recessed lighting and stripped boards to the floor. This room’s a deep green, with custom-made wall and base units (plus large drawers), topped with marble counters. Get great garden views from a large sash window.

The footprint of the lower ground floor is even bigger than the raised ground floor; it delivers two large double bedrooms and a large single bedroom, plus two bathrooms (one being the en suite to the master bedroom) and the utility room.

The huge master bedroom sits to the front of the building, with a part-glazed door to a private terrace area, and bespoke ceiling-high wardrobe to one alcove. The sash-windowed en suite shower room is simply dreamy! With an oversized shower, herringbone wall tile detail and underfloor heating.

The second double bedroom (of over 10 feet by nearly 12) is adjacent, with a feature open fireplace and a panel-glazed door onto the rear garden. The rear garden has paved, oak decked and lawned areas.

The easterly-side of this floor is home to a large single bedroom to garden views (of over 8 feet by 7 feet), the generous internal utility room, and the main bathroom - which has high-end traditionally-styled suite and fittings, again with underfloor heating.

For rail travel, you are close to two Fare Zone 2 stations which both offer Overground as well as regular services (nxg and Queens Road Peckham are yours in four and 10 minutes). Or take a short bus ride from New Cross or Old Kent Roads to Elephant & Castle tube and beyond. Gorgeous Greenwich and cool Deptford beckon in the other direction.

Your most local primary schools are Haberdashers' Aske's Hatcham Temple Grove, Kender, and Edmund Waller. And all have good nurseries, from 3 years.

Central New Cross has wonderful historical buildings (even James Bond has passed through, in 2012’s Skyfall), a Curzon cinema and contemporary art gallery (Goldsmiths Centre for Contemporary Art), plus an increasing number of pubs and eateries such as The Rosemary, The Rose Inn, The New Cross House, The Telegraph at the Earl of Derby and The Amersham Arms.

The nearby area around qrp Station has a scene of its own now too - we love Kudu, Smokey Kudu, Peckham Cellars, Brickhouse Bakery and Mamma Dough.

New Cross’s Telegraph Hill (Lower Park) area is a 15 minute walk and has a delightful Saturday market. Nunhead - with its high street village vibe - is close too: We like Ayres bakery, Bambuni deli and fc Soper wet fish shop, as well as El Vermut, The Old Nun’s Head and Babette. Peckham Rye Park and Common is fairly local too, as is Peckham's Rye Lane - for markets and high street shops, plus trendy bars and restaurants. For the regular ‘big shop’, the big Sainsbury's with Argos that's just by New Cross Gate Station will serve you well, or it's a short drive to all the others.
